Archdale area buyers have more choice, and sales are still moving

By Helen Howard

The biggest shift in the Archdale area right now is inventory. The Real Estate Data Aggregator counted 426 homes for sale across ZIPs 27263, 27360, 27370, 27205, and 27203 in the three months ending August 31, 2026. That is up 16.4% from the same months of 2025. More homes for sale means buyers have more to compare. So pricing and prep matter more than they did a year ago.

Here is the encouraging part. Buyers are still showing up. The Real Estate Data Aggregator counted 453 pending sales across the Archdale area in the same period. That is up 8.1% from a year before. More supply and more buyer activity at the same time is a steadier picture than it might first look.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, up 0.9 percentage points from a year before. That fits what the Real Estate Data Aggregator shows here: buyers have more options, and overpriced homes are sitting longer. Pricing close to the market is not optional right now.

What each ZIP code is doing

The five ZIP codes in the Archdale area are not all moving the same way. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Prices: mostly up, one exception

Four of the five ZIP codes saw prices rise. The Real Estate Data Aggregator put the median sale price in 27263 at $255,000, up 10.4% from 2025. In 27370, the median was $357,000, up 8.9%. In 27360, it was $274,888, up 7.8%. In 27205, it was $297,000, up 3.7%.

ZIP 27203 is the one honest exception. The Real Estate Data Aggregator put the median there at $216,495, down 13.4% from the same months of 2025. Inventory in 27203 rose 36.6%, and days on market stretched to 57. That combination tells a clear story: sellers there need to price carefully.

How fast are homes moving?

Speed varies a lot by ZIP. The Real Estate Data Aggregator counted a median of 34 days on market in 27263, the quickest in the area. ZIP 27205 was close at 37 days. ZIP 27360 came in at 50 days, 27370 at 51 days, and 27203 at 57 days. Not every home sold fast, and the slower ZIP codes are taking noticeably longer than a year ago.

  1. 12726334 days
  2. 22720537 days
  3. 32736050 days
  4. 42737051 days
  5. 52720357 days

Nearly half of homes in 27263 went under contract within two weeks. The Real Estate Data Aggregator put that share at 47.2%. In 27370, it was 44.3%. In 27205, it was 41.9%. In 27203, it was 35.9%, and in 27360, it was 30.5%. Quick contracts still happen, but they are less common than a year ago in most ZIP codes.

Rates are adding pressure for some buyers

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% in the fourth quarter of 2026 and 7.5% through 2027. Higher rates slow some buyers down. That is part of why pricing your home well matters more right now.

CNBC also reported that about 150,000 homeowners with adjustable-rate mortgages face their first rate adjustment this year. Some could see monthly payments jump by more than $1,000. That may push a few more homes onto the market in coming months.

Sellers are still getting close to list price

Even with more inventory, sellers are closing near their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio at 98.9% in 27370 and 98.6% in 27360. ZIP 27205 came in at 97.6%, 27203 at 97.7%, and 27263 at 97.3%. Those are solid numbers. The gap between asking and selling is small, as long as the price is right from the start.

One more thing worth knowing: the numbers above cover whole ZIP codes. One street in Archdale or Randleman can read very differently from the ZIP code average. If your home is on a street where things moved faster or slower, the ZIP total will not tell you that. Reply and I can tell you what the numbers look like closer to your address.
