The one number that changes what you should do right now: the Archdale area had 441 homes for sale in the three months ending July 31, 2026, up 17.3% from a year before, according to the Real Estate Data Aggregator. More choices for buyers means your home has to earn attention.

Here is the hopeful part. The Real Estate Data Aggregator counted 466 pending sales across the Archdale area in that same period, up 10.2% from a year before. Buyers kept coming even as inventory grew. That balance matters for anyone thinking about listing.

Nationally, Realtor.com reported that 20.8% of listings had a price cut in September 2026, up 0.9 percentage points from a year before. That is roughly 1 in 5 sellers trimming their ask. The Archdale area is not immune to that pressure.

How each Archdale ZIP code read in the three months ending July 31, 2026

The five ZIP codes in this market each told a slightly different story. Here is what the Real Estate Data Aggregator counted for each one.

Where prices moved

Most ZIP codes in the Archdale area saw prices rise. The Real Estate Data Aggregator put the median sale price in 27360 at $279,000, up 8.3% from a year before. In 27205, it was $310,500, up 5.8%. In 27263, it was $247,500, up 3.1%. In 27370, it was $329,000, up just 0.4%.

One ZIP code dipped. The Real Estate Data Aggregator showed the median sale price in 27203 fell 5.2% to $227,500. Prices slipping in one pocket while rising in others is a reminder that the area is not one single market.

How fast homes moved

Speed varied a lot by ZIP code. The Real Estate Data Aggregator counted a median of 35 days on market in 27263, the quickest in the area, and that was 1 day shorter than a year before. In 27205, it was 37 days, unchanged from a year before.

27370 took longer. The Real Estate Data Aggregator put the median days on market there at 57, which was 20 days longer than a year before. Not every home in the Archdale area sold fast, and that gap is worth knowing before you set a price.

The national backdrop

Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. CNBC reported the average 30-year fixed rate at 7.30% as of September 30, 2026. Higher rates make buyers more careful about price.

Still, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Prices nationally held up even with rates climbing.

In short
  1. The Archdale area added more homes for sale in the three months ending July 31, 2026, and buyers kept up.
  2. Pending sales rose 10.2% and homes sold rose 19.3%, both according to the Real Estate Data Aggregator.
  3. Prices mostly climbed, though one ZIP code dipped.
  4. Speed and sale-to-list ratios varied enough that your ZIP code, and even your street, can read very differently from the area total.
