Burlington condo sales slowed as mortgage rates moved above 7%

Mortgage rates topped 7% for the first time since January 2025, Realtor.com reported on September 30, 2026. That one number is reshaping what Burlington condo buyers can afford each month. For sellers in 27215, it means fewer buyers are moving forward, and timing and prep matter more than they did a year ago.

The Real Estate Data Aggregator counted 136 homes sold in Burlington condo ZIP 27215 in the three months ending July 31, 2026. That is down 23.2% from the same three months in 2025. Fewer deals closed, plain and simple.

Prices dipped a little. The Real Estate Data Aggregator put the median sale price at $317,495, down 1.6% from a year before. That is a small move, not a collapse. Still, it is worth knowing if you are pricing a Burlington condo today.

Homes are taking longer to sell

The Real Estate Data Aggregator found the median Burlington condo sat on the market 45 days. That is 21 days longer than the same period in 2025. Not every home sold slowly, but the average wait grew by nearly three weeks.

The Real Estate Data Aggregator counted 149 homes for sale in Burlington condo 27215 during the period. That is almost even with the 136 that sold. Supply fell too, down 1.3% from a year before, so this is not a flood of new listings pushing prices down.

Sellers still got close to their asking price

Here is the honest bright spot. The Real Estate Data Aggregator shows homes sold at 98.9% of list price on average. That is actually up 0.5 points from a year before. Sellers who priced well were not giving homes away.

The Real Estate Data Aggregator found 14% of Burlington condos sold above list price. That is down 4.1 points from a year ago. Fewer bidding wars, but they have not disappeared entirely.

Rates are the biggest weight on buyers right now

Realtor.com reported mortgage rates topped 7% for the first time since January 2025. CNBC reported the average contract rate on 30-year fixed conforming loans rose to 7.30% last week. On Tuesday of that same week, Mortgage News Daily put rates at 7.58%, according to CNBC. Higher rates mean higher monthly payments, even if the purchase price holds steady.

Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, up 0.9 percentage points year over year. Burlington condos saw their own small price dip. The two trends rhyme.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Burlington condo prices moved the other way, down 1.6%. Local and national do not always tell the same story.

What this means if you own a Burlington condo

The Real Estate Data Aggregator counted 34.8% of Burlington condos going under contract within two weeks of listing. That is down 1.9 points from a year before. About 1 in 3 still moved quickly. Prep and pricing still drive that outcome.

New listings fell too. The Real Estate Data Aggregator counted 176 new listings in the three months ending July 31, 2026, down 10.2% from a year before. Fewer sellers are entering the market, which keeps supply from piling up.

In short
  1. Burlington condo sales slowed in the three months ending July 31, 2026. Fewer homes sold, homes took longer, and rates crossed 7%.
  2. But sellers who priced right still got 98.9 cents on the dollar, and supply stayed tight.
  3. The market is slower, not broken.

One more thing worth saying plainly: one street in Burlington can read very differently from the whole 27215 ZIP code. The numbers above cover the full area. Your building, your street, your unit type may tell a different story.
