Burlington homes are selling in a market with little extra room
The one fact that changes what a Burlington homeowner should do right now: new listings in 27217 fell 9.9% year over year, according to the Real Estate Data Aggregator. Fewer fresh homes are coming to market. That keeps competition in place for sellers, but it also means buyers are working with limited choices.
Nationally, Realtor.com reported active listings grew to over 1.16 million homes for sale year over year. Burlington is not following that pattern. The Real Estate Data Aggregator counted only 101 homes for sale in 27217, up just 1% from a year before. The gap between the national picture and Burlington is real.
Prices are up, and homes are moving faster
The Real Estate Data Aggregator put the median sale price in Burlington's 27217 at $260,000 for the three months ending July 31, 2026. That is up 4.4% from the same period a year before. For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Burlington is outpacing that national number.
Homes are also selling faster. The Real Estate Data Aggregator measured a median of 25 days on market in 27217. That is 4 days shorter than the same period last year. Not every home sold quickly, but the middle of the market moved at a solid pace.
A small softening worth watching
A few signals show a little less urgency than a year ago. The Real Estate Data Aggregator found that 19.8% of Burlington homes sold above list price in the three months ending July 31, 2026. That is down 0.4 points from a year before. The share of homes going under contract within two weeks fell 7 points, to 34.2%. That is a real shift. Not every home is drawing fast offers.
Nationally, Realtor.com reported that 20.8% of listings had a price reduction in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, Realtor.com also reported. Those are national pressures. They are worth knowing as you think about your Burlington home's price.
- Burlington's 27217 ZIP saw prices rise 4.4%, sales climb 6.7%, and days on market shrink by 4 days in the three months ending July 31, 2026, per the Real Estate Data Aggregator.
- But new listings fell 9.9% and the share of fast-contract homes dropped 7 points.
- Supply is tight.
- Pricing still needs care.
One more thing: the Real Estate Data Aggregator counted 2.8 months of supply in 27217. That is still well below the six months that signals a balanced market. Buyers in Burlington have limited options. Sellers have some room, but not unlimited room.
These numbers cover all of 27217. One street in Burlington can read very differently from the ZIP as a whole. A block near downtown, a quiet cul-de-sac off Maple Avenue, a home close to a school: each one has its own story. The ZIP code number is a starting point, not a final answer.
