Burlington inventory is tighter even as more homes are selling
The biggest thing Burlington homeowners should know right now: inventory dropped sharply while sales climbed. The Real Estate Data Aggregator counted 97 homes for sale in ZIP 27217 during the three months ending August 31, 2026. That is down 20.5% from the same months in 2025. At the same time, 109 homes sold, up 6.9% year over year. Fewer homes competing, more homes closing. That combination shapes everything else below.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Burlington moved the other way. With only 2.7 months of supply here, according to the Real Estate Data Aggregator, a well-priced Burlington home has less competition to cut through.
What prices and pace look like right now
The Real Estate Data Aggregator put the median sale price in Burlington's ZIP 27217 at $269,500 for the three months ending August 31, 2026. That is up 2.3% from the same period a year before. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Burlington's gain is right in step with the country.
The Real Estate Data Aggregator shows homes in ZIP 27217 sold in a median of 31 days, one day shorter than a year ago. That is a small gain, but it is moving in the right direction. The average sale closed at 97.7% of list price, down just 0.3 points from last year. Homes are still selling close to what sellers ask.
A few honest admissions
Not every Burlington home sold fast or above asking. The Real Estate Data Aggregator found that 16.5% of homes sold above list price, down 2.1 points from a year ago. The share that went under contract within two weeks of listing was 29.9%, down 9.3 points year over year. Nearly 3 in 10 homes still moved quickly, but fewer are doing so than last year. Pricing carefully still matters.
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and price cuts hit 20.8% of listings in September, the highest since October 2022. Burlington's sale-to-list ratio of 97.7% suggests sellers here are holding closer to their prices than many markets around the country.
Pending sales point forward
The Real Estate Data Aggregator counted 107 pending sales in ZIP 27217 for the three months ending August 31, 2026. That is up 10.3% from a year ago. New listings, meanwhile, fell 19.3% to 109. Demand is growing while supply shrinks. That gap is what keeps Burlington's supply at just 2.7 months.
- Burlington's ZIP 27217 had 97 homes for sale and 109 sold in the three months ending August 31, 2026. Supply is down, sales are up, prices edged higher, and pending contracts are growing.
- Fewer new listings are coming on, so the homes that do show up are meeting real demand.
One thing worth remembering: a single street in Burlington can read very differently from the whole ZIP 27217 picture. A block with several similar homes, or one with very few, shifts the numbers in ways the broader data cannot show. Your specific address tells a more precise story.
