Burlington inventory is tighter even as sales keep moving
The one number that changes what Burlington homeowners should think about right now: the Real Estate Data Aggregator counted just 97 homes for sale in ZIP 27217 for the three months ending August 31, 2026. That is down 20.5% from the same period a year before. Less competition on the shelf means a well-priced home can stand out.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Burlington moved the other way. Fewer choices for buyers here, not more.
Pending sales are climbing while listings shrink
The Real Estate Data Aggregator counted 107 pending sales in Burlington for the three months ending August 31, 2026. That is up 10.3% from a year before. Demand is real even as supply tightens.
At 2.7 months of supply, Burlington is sitting well below what most markets call balanced. The Real Estate Data Aggregator shows that figure dropped by a full month compared with the same period in 2025.
Prices moved up, and homes sold close to asking
The Real Estate Data Aggregator put the median sale price in Burlington at $269,500 for the three months ending August 31, 2026. That is up 2.3% from a year before. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, so Burlington is tracking close to the national pace.
Homes sold for 97.7% of list price on average, the Real Estate Data Aggregator found. That is down just 0.3 points from a year before. Not every home sold above asking: 16.5% did, which is down 2.1 points. Pricing carefully still matters.
Speed: most homes moved in about a month
The Real Estate Data Aggregator measured a median of 31 days on market in Burlington for the three months ending August 31, 2026. That is one day shorter than the same period a year before. Not every home sold fast, but the middle of the market moved steadily.
Nearly 3 in 10 Burlington homes, 29.9% to be exact, went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share fell 9.3 points from a year before. The quickest sales are a little less common, but demand is still there.
New listings in Burlington came in at 109 for the period, the Real Estate Data Aggregator counted. That is down 19.3% from a year before. Sellers who do list are meeting buyers with fewer other options to consider.
The wider picture: rates and affordability
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That shapes what buyers can afford everywhere, including Burlington. CNBC reported that a monthly payment on a median-priced home took up about 33% of a median family's income in 2025, up from 26% in 2022. Buyers are stretching further than they were a few years ago.
Realtor.com also reported that 20.8% of listings nationally saw price cuts in September 2026, the highest share since October 2022. Burlington's own numbers do not show that same softness. Sales and pending contracts both rose here.
