Rates are high nationally, but Colfax is holding its own
Freddie Mac reported the 15-year fixed rate at 6.73% on October 8, 2026. Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest since October 2022.
Colfax is not immune to those pressures. But the Real Estate Data Aggregator shows months of supply at just 4 months in ZIP 27235, down 3.8 months from a year ago. That is a meaningful shift toward a tighter market.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Colfax, at 17.4% median price growth, is outpacing that national number by a wide margin.
- Colfax buyers are active and pending sales are up 40%, even with Freddie Mac's 30-year rate at 7.40%.
- Prices rose 17.4% and a third of homes sold above list.
- Still, 81 median days on market is a reminder that not every listing moves at the same speed.
- Good pricing and prep are what separate the homes that move from the ones that sit.
