Eden buyers have more choice, but homes are still going under contract
The biggest thing to know right now in Eden: pending sales jumped 21.6% year over year. The Real Estate Data Aggregator counted 107 pending sales in ZIP 27288 for the three months ending August 31, 2026. Serious buyers are still signing contracts.
At the same time, buyers have more to look at. The Real Estate Data Aggregator counted 125 homes for sale in Eden, up 11.6% from a year before. That is a little more room to compare before you commit.
What the price picture looks like
The median sale price in Eden came in at $167,000 for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 3.2% from the same period a year before. A small dip, not a collapse.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Eden's 3.2% dip runs against that national trend. Worth knowing if you are setting a price.
Sales volume is the bright spot
The Real Estate Data Aggregator counted 96 homes sold in Eden for the three months ending August 31, 2026. That is up 39.1% from the same period last year. More homes are closing than before.
New listings also grew. The Real Estate Data Aggregator counted 110 new listings in Eden, up 12.2% year over year. Supply is rising, but demand is keeping pace.
A few things slowed a little
Not every number moved up. The Real Estate Data Aggregator shows that 12.5% of Eden homes sold above list price, down 3.4 points from a year before. Fewer bidding wars, but they still happen.
The share of homes going under contract within two weeks of listing was 19.6%, down 8.8 points year over year, per the Real Estate Data Aggregator. Buyers are taking a little more time. That is not bad news for either side.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That puts pressure on monthly payments everywhere, including Eden.
CNBC reported that a monthly payment on a median-priced home took up about 33% of a median family's income in 2025. That compares with 26% in 2022. Affordability is tighter than it was.
What this means for Eden sellers and buyers
For sellers: homes are still selling. Ninety-six closed in just three months. Price it well, because the sale-to-list ratio of 95.4% means buyers are negotiating a little.
For buyers: 125 homes for sale gives you options. Four months of supply means you have time to look, but 107 pending sales show competition is real.
Realtor.com counted 1.16 million active listings nationally in September 2026. Eden's 11.6% inventory rise fits that national pattern. More choice is showing up everywhere.
