Eden has more sales, even with prices a little lower
The biggest thing to know right now: Eden sold more homes, not fewer. The Real Estate Data Aggregator counted 96 homes sold in ZIP 27288 during the three months ending August 31, 2026. That is up 39.1% from the same three months in 2025. More sales with higher rates is not what most people expect.
Rates are not helping buyers. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported that Fannie Mae forecasts the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That is real pressure on monthly payments.
Yet Eden buyers kept moving. The Real Estate Data Aggregator counted 107 pending sales in ZIP 27288, up 21.6% from a year before. Pending sales are contracts not yet closed. They tell you what is coming next, and the number points up.
Prices dipped a little. That is worth knowing.
The Real Estate Data Aggregator put the median sale price in Eden at $167,000 for the three months ending August 31, 2026. That is down 3.2% from the same period in 2025. A small dip, not a collapse. But it does mean pricing your home carefully matters more right now.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Eden is not immune to that pressure. The Real Estate Data Aggregator shows homes here sold at 95.4% of list price on average, down 1 point from a year ago.
Homes are moving, but not always fast.
The Real Estate Data Aggregator shows the median home in Eden sat on the market 56 days during the three months ending August 31, 2026. That is 3 days shorter than the same period in 2025. Shorter is better for sellers, but 56 days still means patience is part of the plan.
Not every home moved quickly. The Real Estate Data Aggregator shows that 19.6% of Eden homes went under contract within two weeks of listing. That is down 8.8 points from a year before. So fewer homes are flying off the shelf. Most take longer.
The Real Estate Data Aggregator counted 125 homes for sale in Eden, up 11.6% from 2025. New listings came in at 110, up 12.2%. More choices for buyers can slow things down for sellers. Supply at 4 months, down 1 month from last year, still leans toward a balanced market.
Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Eden's inventory growth fits that wider pattern. More homes are available almost everywhere right now.
What this means for Eden homeowners.
Buyers are still out there. The pending sales number proves it. But with rates above 7%, buyers are watching their budgets closely. Homes priced right and in good shape are the ones that sell in 56 days or less. Homes that are overpriced are the ones sitting.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Eden's 3.2% dip runs the other direction from that national number. That is a local detail worth knowing before you pick a list price.
- Eden saw 96 homes sold in the three months ending August 31, 2026, up 39.1% from 2025. The median price slipped 3.2% to $167,000. Homes took a median of 56 days to sell, 3 days less than last year.
- Buyers are active, but they are careful.
- Pricing and prep matter more now than they did a year ago.
One more thing: the numbers above cover all of ZIP 27288. One street in Eden can read very differently from the whole ZIP. A block near the river, a neighborhood off a busy road, a street with a lot of new listings, each one has its own story. The ZIP code average may not be your street's reality.
