Greensboro has more choices, but buyers are still moving

Real estate, Greensboro 175-375 single family

Here is the one thing every Greensboro homeowner should know right now. The Real Estate Data Aggregator counted 483 homes for sale across ZIPs 27410, 27455, 27408 and 27409 in the three months ending July 31, 2026. That is up 17.5% from the same months last year. More choices for buyers means your price and your prep matter more than they did a year ago.

Sales dipped a little. The Real Estate Data Aggregator shows 464 homes sold across the four ZIPs, down 4.1% from last year. That is a small step back, not a stall. Pending sales sat at 458, which tells us buyers are still writing contracts.

Nationally, the National Association of Realtors put months of supply at 4.9 in August 2026. Greensboro is tighter than that in most ZIP codes, as you will see below.

Nearly half of 27455 homes went under contract within two weeks. The Real Estate Data Aggregator put that share at 49.2%, up 3.1 points from last year. Buyers in Lake Jeanette and northwest Greensboro are still moving fast when they find the right home.

27409: the most supply, and buyers taking their time

The Real Estate Data Aggregator counted 37 homes sold in 27409 in the three months ending July 31, 2026. That is down 41.3% from a year before. Months of supply jumped 2.4 months to 4.6. That is the loosest reading of any ZIP here, and it is still below the 4.9 months the National Association of Realtors reported for the U.S. in August 2026.

The median sale price in 27409 rose 6.5% to $245,000. So prices held up even as volume fell. Homes here took a median of 40 days to sell, 2 days longer than last year.

What rates are doing to the picture

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year averaged 6.60%. Rates at that level mean buyers are being careful about price. That is exactly why a well-priced, well-prepared home in Greensboro still moves in 34 to 40 days, while an overpriced one sits.

In short
  1. Greensboro has more homes to choose from than a year ago.
  2. Buyers are still moving, especially in 27410 and 27455. Sales dipped slightly across the market, and a few ZIPs saw prices pull back.
  3. Homes that are priced right are still closing near full asking price in about five weeks or less.

One last thing: these numbers cover whole ZIP codes. One street in Sherwood Forest can read very differently from the ZIP it sits in. If you want to know what is happening right where you live, text me your address.
