Greensboro has more homes for sale, but demand has eased
The one fact that changes what you should do right now: more Greensboro homes are sitting on the market, and fewer buyers are moving. That means pricing and preparation matter more than they did a year ago.
The Real Estate Data Aggregator counted 486 homes for sale across ZIPs 27408, 27409, 27410 and 27455 in the three months ending August 31, 2026. That is up 16.8% from the same months of 2025. At the same time, homes sold fell 11.6% to 427. More supply and less demand: that is the shift in Greensboro right now. For buyers, more homes to compare is a real benefit. For sellers, a well-priced home stands out more when others are competing for the same buyers.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Greensboro is part of that same trend. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.41% as of October 21, 2026. Higher rates slow buyer activity, and that shows up in Greensboro's pending sales numbers.

ZIP 27410: prices held, but fewer homes sold
The Real Estate Data Aggregator counted 191 homes sold in ZIP 27410 in the three months ending August 31, 2026. That is down 6.8% from a year ago. The median sale price held at $395,000, up 5.3%. Homes sat on the market a median of 36 days, three days longer than last year. The sale-to-list ratio stayed at 98.5%, unchanged from 2025. That is a small, honest sign: sellers are still getting close to their asking price, but fewer homes are selling above list. That share fell 10 points to 18.3%.
ZIP 27409: the biggest slowdown in Greensboro
ZIP 27409 had the sharpest drop of any area here. The Real Estate Data Aggregator counted 42 homes sold in the three months ending August 31, 2026, down 31.1% from a year ago. The median sale price fell 9.8% to $220,000. Homes took a median of 53 days to sell, 19 days longer than last year. Pending sales fell 33.8%. Nearly 28 in 100 homes went under contract within two weeks, down 27.5 points from a year ago. That is a big shift. If you own in 27409, pricing carefully from day one matters more than anywhere else in this market right now.
ZIP 27455: prices dipped, but quick sales held up
The Real Estate Data Aggregator counted 116 homes sold in ZIP 27455 in the three months ending August 31, 2026, down 18.3% from a year ago. The median sale price fell 11.4% to $421,000. That is a real dip worth noting. But homes that did sell moved a little faster: 39 days on market, three days shorter than last year. And 45.3% went under contract within two weeks, up 4.3 points. Well-prepared homes in 27455 are still finding buyers quickly. Supply rose 18.3%, so the competition is real, but motivated buyers are still acting fast on the right homes.
ZIP 27408: the steadiest spot in this market
ZIP 27408 was the calmest of the four areas. The Real Estate Data Aggregator counted 78 homes sold in the three months ending August 31, 2026, up 4% from a year ago. Months of supply held at 2.9, unchanged from 2025. Pending sales rose 8.3%. The median sale price fell 23.8% to $321,000, which is a big year-over-year drop. That kind of shift often reflects a change in the mix of homes selling, not just price pressure. Days on market rose 12 days to 41. The sale-to-list ratio dipped just 0.3 points to 98.2%, still close to full price.
What the national picture adds
Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That tells you sellers across the country are adjusting. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are still moving up nationally, just more slowly. CNBC reported that mortgage applications to purchase a home fell 7% for the week ending October 21, 2026, and were 18% lower year over year. Fewer buyers are applying. That is the quiet force behind Greensboro's slower sales numbers.
