Greensboro has more listings, but buyers are still moving carefully
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 483 homes for sale across Greensboro in the three months ending July 31, 2026. That is up 17.5% from a year before. More homes on the market means your listing has more company.
At the same time, Realtor.com reported that active listings nationwide grew 5.5% year over year, topping 1.16 million homes. Greensboro's 17.5% gain is well ahead of that national pace. Buyers here have real options. Sellers have real competition.
Sales slipped while listings climbed
The Real Estate Data Aggregator counted 464 homes sold across Greensboro in the three months ending July 31, 2026. That is down 4.1% from the same period in 2025. New listings rose 6.1% to 592. Pending sales fell 5.2% to 458. More homes coming in, fewer going out.
Realtor.com also reported that mortgage rates topped 7% for the first time since January 2025. That helps explain why buyers are taking longer to decide. It is not that Greensboro homes are not selling. It is that buyers have more time to compare before they commit.
Each ZIP code tells its own story
Prices and pace are not the same across every neighborhood. Here is what the Real Estate Data Aggregator counted for each ZIP code in the three months ending July 31, 2026.

| Median days on market | 34 | 40 | 35 | 37 |

27410: the busiest ZIP, prices still rising
The Real Estate Data Aggregator counted 219 homes sold in 27410 in the three months ending July 31, 2026. That is up 12.9% from a year before. The median sale price rose 3% to $376,000. Homes sat on the market a median of 34 days, just one day longer than last year. Sellers here got 98.7% of their list price on average.
One number to watch in 27410: the share of homes that sold above list price fell 10.3 points to 19.6%. That is a real shift. Fewer bidding wars than a year ago.
27455: the fastest to go under contract, but prices dipped
In 27455, the Real Estate Data Aggregator counted 49.2% of homes going under contract within two weeks of listing. That is the highest two-week rate of any ZIP here, and it rose 3.1 points from a year before. Buyers in this neighborhood are still moving quickly on the right home.
The honest part: the median sale price in 27455 fell 9.3% to $403,500. Homes sold fell 7.3%. More supply and fewer buyers pushed that number down. The sale to list ratio held at 98.9%, so homes that did sell were priced well.
27408: prices fell the most, but pending sales rose
The Real Estate Data Aggregator counted a 17.1% drop in median sale price in 27408, to $320,000. Days on market stretched 8 days longer than last year, to 37 days. That is the biggest time increase of any ZIP here.
Still, pending sales in 27408 rose 7.7% to 84. And 46.4% of homes went under contract within two weeks. Not every home is sitting. Priced right, homes in this neighborhood are still moving.
27409: the smallest ZIP, the softest signals
The Real Estate Data Aggregator counted 37 homes sold in 27409, down 41.3% from a year before. Months of supply rose 2.4 months to 4.6. That is the most supply of any ZIP here. The share of homes going under contract within two weeks fell 21.6 points to 31.9%.
The price picture is mixed. The median sale price rose 6.5% to $245,000. And 24.3% of homes sold above list price, the highest share of any ZIP here. The sample is smaller, so one or two sales can move these numbers. Take them as a signal, not a sure thing.
What the national picture adds
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Greensboro's ZIP codes are split: two are above that pace, two are below. Your neighborhood's number matters more than the national one.
Realtor.com reported that 20.8% of listings nationally had their price reduced in September, the highest share since October 2022. That lines up with what the Real Estate Data Aggregator shows here: fewer above-list sales in most Greensboro ZIP codes.
- Greensboro has 17.5% more homes for sale than a year ago, and sales are down 4.1%.
- Buyers have more room to compare.
- Sellers need a sharper price.
- In 27455 and 27408, nearly half of homes still go under contract within two weeks when priced well.
- In 27409, supply has grown the most and buyers are the most patient.
One last thing: the Real Estate Data Aggregator numbers cover whole ZIP codes. One street inside 27455 can look very different from the ZIP as a whole. If you want to know what is happening on your block, reply and I will take a closer look.
