High Point has more choices now, but buyers are still showing up
More homes are sitting on the market in High Point right now. That means buyers can compare more carefully. It also means your price and prep matter more than they did a year ago.
The Real Estate Data Aggregator counted 430 homes for sale across ZIPs 27265, 27263, 27260 and 27282 in the three months ending August 31, 2026. That is up 47.8% from the same months of 2025. Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. High Point is feeling that same pressure.
Here is the honest part: more supply does not mean demand is gone. The Real Estate Data Aggregator counted 367 pending sales across High Point in those same three months. That is up 6.1% from a year before. Buyers are still out there. They just have more homes to weigh.
What each ZIP code is telling us
The four ZIP codes that make up this market each have their own story. The scoreboard below lays them side by side.
| 27260 | 27263 | 27265 | 27282 (Jamestown) | |
|---|---|---|---|---|
| Median sale price | $189,000 | $255,000 | $330,000 | $398,000 |
| Price change vs. year ago | up 6.9% | up 10.4% | unchanged | up 15.4% |
| Median days on market | 40 | 34 | 32 | 45 |
| Homes for sale change | up 21.2% | up 27.3% | up 34.5% | up 175% |
| Sale to list price | 96.6% | 97.3% | 98.5% | 97.8% |
Jamestown deserves its own look
ZIP 27282, which covers Jamestown, had the biggest swings of any area here. The Real Estate Data Aggregator counted 99 homes for sale, up 175% from a year ago. Median days on market stretched to 45, which is 12 days longer than last year. Not every home sold quickly there. But pending sales in 27282 rose 47.4%, and the median sale price climbed to $398,000, up 15.4%. Demand is real. The bar for pricing is just higher.
Rates are adding pressure from the outside
CNBC reported the average contract rate on a 30-year fixed mortgage at 7.50% as of October 14, 2026. That same week, CNBC noted that ARM loans made up 10.5% of mortgage demand, the highest share since October 2025. Buyers are stretching to make payments work. That is one more reason a sharp price matters more than it did when rates were lower.
By October 21, 2026, CNBC reported the 30-year rate had eased slightly to 7.41%. Even so, CNBC also noted that purchase applications fell 7% for that week and were 18% lower than a year before. Fewer buyers are applying nationally. The ones who are applying in High Point are still writing contracts, as the pending sales numbers show. But they are shopping carefully.
Where prices and speed held up
ZIP 27265 is the steadiest story in this group. The Real Estate Data Aggregator showed the median sale price holding at $330,000, unchanged from a year ago. Homes sold for 98.5% of list price on average, also unchanged. Median days on market stayed at 32. Nearly 1 in 5 homes, 20.7%, still sold above list price. That is a small uptick of 0.3 points from last year.
ZIP 27260 had the most affordable price point, with a median of $189,000, up 6.9%. The Real Estate Data Aggregator counted 59 homes sold there, up 18% from the year before. Days on market actually fell by 2, to 40 days. The share of homes going under contract within two weeks rose 6 points, to 44.1%. That part of High Point is moving.
Quick contracts are still happening
Across the four ZIPs, a large share of homes went under contract within two weeks of listing. The Real Estate Data Aggregator shows 47.2% in 27263, 46.2% in 27265 and 44.1% in 27260. Even in Jamestown's 27282, where the market shifted most, 36.9% of homes still went under contract that fast. Well-priced homes are not waiting long.
What this means if you own a home in High Point
More supply and higher rates together mean buyers have leverage they did not have a year ago. Realtor.com found 20.8% of listings nationally took a price cut in September 2026. That is a real signal. Homes that are priced right from day one are still going under contract quickly here. Homes that are not are sitting longer.
The Federal Housing Finance Agency reported U.S. house prices rose 0.3% from June to July 2026. Values are not falling broadly. But in a market with 47.8% more inventory, according to the Real Estate Data Aggregator, the gap between a well-prepared listing and a careless one is wider than it used to be.
- High Point has more homes for sale, up 47.8% from a year ago per the Real Estate Data Aggregator.
- Buyers are still signing contracts, with pending sales up 6.1% across the market.
- Prices held or rose in every ZIP.
- But with rates near 7.41% per CNBC and more competition on every block, the homes that sell fast are the ones priced to the current market, not last year's.
One more thing worth saying: these numbers cover whole ZIP codes. One street in 27265 can read very differently from the ZIP average. A block with newer homes, a quiet cul-de-sac or a recent renovation can sell faster and for more than the median suggests. The reverse is also true.
