Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters because buyers borrowing more pay more every month. In parts of Winston-Salem, that shift is showing up clearly in the numbers.

These numbers cover the three months ending August 31, 2026. They come from the Real Estate Data Aggregator for seven ZIP codes across WS 2.

ZIP 27101 is the softest spot in Winston-Salem right now

The Real Estate Data Aggregator counted 48 homes sold in ZIP 27101 in the three months ending August 31, 2026. That is down 23.8% from the same months in 2025. Fewer sales with more homes on the market means buyers have real choices.

The rest of WS 2 tells a different story

Not every ZIP code in Winston-Salem is slowing. The Real Estate Data Aggregator counted 910 homes sold across all of WS 2 in the three months ending August 31, 2026. That is only down 3.9% from a year before, a much smaller dip than 27101 alone.

Rates above 7% are part of the picture everywhere

Realtor.com reported that rates crossed above 7% for the first time since January 2025. Redfin reported the weekly average rate at 7.32% for the four weeks ending October 25, 2026. Redfin also reported the median monthly mortgage payment at $2,786 for that same period. Higher payments make buyers more careful about price.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national picture. In Winston-Salem, the effect is uneven by ZIP code, as the numbers above show.
