Inventory is up across northwest 600, but each part is moving differently

Real estate, northwest 600

Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 226 homes for sale across northwest 600 in the three months ending August 31, 2026. That is up 6.1% from a year before. But ZIP 27214 is sitting at 7.9 months of supply, while ZIPs 27357 and 27310 are at 2.1 and 2.7 months. Those are very different markets wearing the same headline.

How much supply does each ZIP carry?

ZIP 27214 has nearly four times the supply of ZIP 27357. That gap matters a lot when you are pricing a home. Nationally, Realtor.com reported that active listings topped 1.16 million in September 2026. Northwest 600 is feeling that same pressure, but it is landing unevenly.

ZIP 27214: more homes, softer prices

The Real Estate Data Aggregator counted 57 homes for sale in ZIP 27214, up 46.2% from a year ago. That extra supply is doing what extra supply usually does. The median sale price fell to $357,750, down 27.7% from the same three months in 2025. That is a real drop, and sellers here need to know it. On the other side, 42.4% of homes went under contract within two weeks of listing. So well-priced homes in 27214 are still moving. The problem is overpriced ones.

Homes sold faster too. The median days on market fell to 52 days, 12 days shorter than a year before. The median sale price held at $400,500, up 1.3%. Not a big gain, but steady. Sellers here are in a firmer spot.

The wider picture: rates and national inventory

What is happening nationally is putting pressure on every local market. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Price cuts hit 20.8% of listings in September, the highest since October 2022, according to Realtor.com. The Federal Housing Finance Agency reported that U.S. house prices rose just 2.6% from July 2025 to July 2026, and 0.3% from June to July alone. Growth is slowing at the national level. Northwest 600 is holding up better than many places, but the tighter ZIPs are doing the heavy lifting.

  1. Northwest 600 sold more homes and listed more homes in the three months ending August 31, 2026. But one ZIP is carrying nearly 8 months of supply while others sit under 3. Pricing and timing depend entirely on which side of that line your home is on.
  2. One street can read very differently from the ZIP code average.
