Kernersville prices eased even as national prices kept rising
Kernersville is moving in a different direction from the rest of the country right now. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. At the same time, the Real Estate Data Aggregator counted a median sale price of $335,000 in ZIP 27284 for the three months ending August 31, 2026. That is down 4.3% from the same months a year before. For buyers, that can change what fits the budget. For homeowners, it is a reminder to price to today's market.
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That makes affordability a real conversation everywhere. CNBC noted that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. A lower local price in Kernersville can soften that pressure a little.
Homes are taking a little longer to sell
The Real Estate Data Aggregator shows the median days on market in ZIP 27284 was 45 days for the three months ending August 31, 2026. That is 7 days longer than the same period a year before. Not every home sat, though. About 38.1% of Kernersville homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. Price right and the right buyers still show up quickly.
Fewer homes, fewer buyers, but prices still close to list
The Real Estate Data Aggregator counted 224 homes for sale in ZIP 27284 during the three months ending August 31, 2026. That is down 18.2% from a year before. New listings also fell, down 19.8% to 247. Fewer choices for buyers, but also fewer competing sellers for homeowners. Pending sales dropped 27.6% to 215, so demand has cooled. Still, homes sold at 99.1% of list price on average, per the Real Estate Data Aggregator. That means well-priced homes are still closing near asking.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes for sale across the country. Kernersville's own inventory is tighter than that national picture, but the pressure to price carefully is real here too.
Nearly 1 in 5 Kernersville homes still sold above list
The Real Estate Data Aggregator found that 19.2% of homes in ZIP 27284 sold above list price in the three months ending August 31, 2026. That share is down 7.2 points from a year before. So fewer homes are drawing competing offers. But nearly 1 in 5 still did. Location and condition still move the needle.
