Kernersville prices eased while homes still sold close to list

The biggest shift for Kernersville homeowners right now: pricing matters more than it did a year ago. Get it right and your home can still sell very close to asking.

The Real Estate Data Aggregator counted a $335,000 median sale price in ZIP 27284 for the three months ending August 31, 2026. That is down 4.3% from the same months of 2025. Prices dipped a little, but not dramatically. Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, which puts pressure on prices everywhere.

Homes still sold close to asking

Here is the honest bright spot. The Real Estate Data Aggregator put the average sale-to-list ratio in Kernersville at 99.1% for those same three months. That is actually up 0.2 points from a year before. Well-priced homes are not leaving money on the table.

The Real Estate Data Aggregator also showed homes sat on the market a median of 45 days, which is 7 days longer than a year before. Not every home sold fast. Buyers have a little more time to think.

Fewer homes, fewer sales

The Real Estate Data Aggregator counted 235 homes sold in Kernersville during those three months. That is down 18.4% from the same period in 2025. New listings also fell, down 19.8% to 247. Supply and demand both pulled back together, which is why months of supply stayed flat at 2.9 months.

Price cuts are a national story too

Kernersville is not alone. Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That context matters. Buyers across the country have more room to ask for reductions. CNBC reported the average 30-year fixed rate rose to 7.49% as of October 7, 2026. Higher rates shrink what buyers can afford, which pushes sellers to sharpen their prices.

Still, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. A small national gain, even as local markets like Kernersville see some softening.

The Real Estate Data Aggregator found that 19.2% of Kernersville homes sold above list price in those three months. That is down 7.2 points from a year before. Fewer bidding wars, but they have not disappeared. About 38.1% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator.

In short
  1. Kernersville prices eased 4.3% to $335,000, and homes took a little longer to sell at 45 days.
  2. But the sale-to-list ratio held at 99.1%.
  3. Pricing right still gets sellers very close to their number.
  4. The data covers the three months ending August 31, 2026.

One thing to keep in mind: one street in Kernersville can read very differently from the whole ZIP code. A home near downtown or off a quieter road may tell a different story than these totals suggest.
