Lexington has more listings, and buyers are still moving
The biggest shift for Lexington homeowners right now: more competition. The Real Estate Data Aggregator counted 388 homes for sale across Lexington in the three months ending August 31, 2026. That is up 19.4% from the same months of 2025. More choices for buyers means pricing and preparation matter more than they did last year.
The good news: buyers are still showing up. The Real Estate Data Aggregator counted 336 homes sold in Lexington during those same three months, up 3.4% from a year before. And pending sales across Lexington reached 355, up 7.3%. Demand has not gone quiet.
The two ZIP codes tell different stories
ZIP 27295 and ZIP 27292 are both in Lexington, but they are moving differently. Knowing which one your home sits in changes what these numbers mean for you.
| 27295 | 27292 | |
|---|---|---|
| Median sale price | $348,500 | $295,000 |
| Price change from 2025 | up 5.6% | up 6.2% |
| Homes sold | 183 | 153 |
| Median days on market | 55 days | 52 days |
| Homes for sale | 196 | 192 |
| Sale price as share of list | 98.8% | 98.1% |
Prices are up in both ZIP codes
In ZIP 27295, the Real Estate Data Aggregator put the median sale price at $348,500, up 5.6% from a year before. In ZIP 27292, the median was $295,000, up 6.2%. Both ZIP codes beat the national pace. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026.
Homes are selling close to asking price
In ZIP 27295, the Real Estate Data Aggregator found that homes sold for 98.8% of list price on average. That slipped just 0.1 points from a year before, which is a small and honest dip. In ZIP 27292, homes sold for 98.1% of list, actually up 1.3 points. Sellers are still getting very close to what they ask.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Lexington has not seen that kind of softening yet, but the trend is worth watching.
Some homes are moving fast, some are not
In ZIP 27295, the median home sat on the market 55 days, which is 6 days longer than a year before. Not every home sold fast. Still, the Real Estate Data Aggregator found that 24% of homes in 27295 sold above list price, up 3.2 points from 2025. That means a meaningful share of sellers are still seeing real competition.
In ZIP 27292, the median was 52 days, actually 3 days shorter than a year before. About 31.4% of homes in ZIP 27295 went under contract within two weeks of listing. In ZIP 27292, that share was 23.5%. Well-priced homes in both ZIP codes are still finding buyers.
Supply is growing, but it is still modest
The Real Estate Data Aggregator put months of supply at 3.3 months in ZIP 27295 and 3.8 months in ZIP 27292. Both are up from a year before. ZIP 27292 added 0.9 months of supply, which is the larger jump. More supply gives buyers more room to compare, and that is exactly why prep and pricing matter more today.
Realtor.com reported that active listings grew 5.5% year over year nationwide, topping 1.16 million homes for sale. Lexington's 19.4% increase is well above that national pace. More local inventory means your home has more neighbors competing for the same buyers.
Rates are adding pressure for buyers
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that Fannie Mae forecasts the 30-year fixed rate at 7.4% in the fourth quarter of 2026 and 7.5% throughout 2027. Higher rates slow some buyers down. CNBC also reported that pending home sales were down 8.5% year over year in September, according to Zillow. Lexington's pending sales are still up 7.3%, which stands out against that national picture.
- Lexington had 388 homes for sale in the three months ending August 31, 2026, up 19.4% from a year before.
- But 336 homes still sold, up 3.4%.
- Prices rose in both ZIP codes, beating the national pace.
- Homes are taking a little longer in ZIP 27295 and a little less time in ZIP 27292. Rates above 7% are a real headwind nationally, yet Lexington's pending sales are still climbing.
- One street in Lexington can read very differently from the whole ZIP code, and your home's position in this market depends on the details.
