Madison and Mayodan still split on price and pace
The Real Estate Data Aggregator counted a $278,000 median sale price in Madison and $177,500 in Mayodan for the three months ending August 31, 2026. That $100,500 gap means your plan depends on which town your home sits in. Price expectations and timing are not the same across both areas.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Madison and Mayodan are each moving on their own path, not in step with that national number.

The wider picture: rates and national prices
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers in both Madison and Mayodan. Higher rates make monthly payments heavier.
CNBC reported that a monthly payment on a median-priced home took up 33% of a median family's income in 2025. That compares with 26% in 2022. Affordability is tighter than it was a few years ago.
Realtor.com also found that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Mayodan's 6.5 months of supply fits that pattern. Madison's tighter market is a different story.
What this means for you
In Madison, supply is tighter and prices are higher. Sellers still get close to their asking price. Buyers face real competition on well-priced homes.
In Mayodan, buyers have more choices and more negotiating room. Sellers need a sharp price to stand out. The right price still moves homes in under two weeks.
