What the national picture adds

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers across the country, including those looking in Madison and Mayodan.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Madison and Mayodan sellers are not immune to that pressure. Pricing well from the start still matters.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in Madison dipped 0.7% in the same window. Madison moved a little differently from the national trend.

CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025. That was 26% in 2022. Affordability is a real concern for buyers, and it shapes how many can compete.
