Madison Mayodan sellers still need sharp pricing as homes take time

Here is the one thing every Madison Mayodan seller should know right now. Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Rates climbed above 7% for the first time since January 2025, also per Realtor.com. That backdrop is shaping what buyers will and will not pay here at home.

These numbers cover the three months ending July 31, 2026. Read them as a picture of that window, not today's instant.

Buyers are still paying close, but they are taking their time

In Madison (ZIP 27025), the Real Estate Data Aggregator counted homes selling at 99.5% of list price on average. That is up 2.2 points from the same months in 2025. Buyers are not walking away from a fair price. They are just not rushing.

In Mayodan (ZIP 27027), the Real Estate Data Aggregator put that figure at 98.6% of list price, also up 1.5 points from a year before. So both sides of Madison Mayodan are holding close to asking. That is good news, with an honest caveat: it takes patience.

Homes are sitting longer in Madison

The Real Estate Data Aggregator found a median of 46 days on market in ZIP 27025. That is 5 days longer than the same period in 2025. Not a collapse, but a real shift sellers should plan for.

In ZIP 27027, the median was 45 days, actually 28 days shorter than a year before. That is a meaningful improvement for Mayodan. Still, 45 days is not a quick sale by any measure.

In ZIP 27027, the median came in at $170,000, down 35.6% from the same period in 2025. That is a big swing. It likely reflects the mix of homes that sold, not a collapse in values. But it is worth knowing before you set a price in Mayodan.

Some homes are still moving fast

In ZIP 27025, the Real Estate Data Aggregator found that 35.7% of homes went under contract within two weeks of listing. That is up 1.5 points from 2025. Roughly 1 in 3 homes in Madison found a buyer quickly when priced right.

In ZIP 27027, 33.3% of homes went under contract within two weeks, per the Real Estate Data Aggregator. That is down 3.1 points from a year before. Still, about 1 in 3 Mayodan homes moved fast too.

And 25% of Madison homes sold above list price, up 1.1 points from 2025. In Mayodan, 18.2% sold above list, up 12.6 points. Both figures from the Real Estate Data Aggregator. Sharp pricing can still earn a seller more than asking.

What the national picture adds

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That slows buyers everywhere, including Madison Mayodan.

Realtor.com also found that 20.8% of listings nationally had price cuts in September. That is the highest share since October 2022. Nationally, active listings topped 1.16 million homes, per Realtor.com. More choices for buyers means more pressure on sellers to price well.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month in July, prices rose 0.3%, seasonally adjusted. Prices are still moving up nationally, just slowly.

In short
  1. In Madison Mayodan, buyers are paying close to list and some homes are selling fast.
  2. But sales are down sharply, days on market are long, and national mortgage rates just crossed 7% again.
  3. The sellers doing best are the ones who price carefully from day one.

One more thing worth saying: one street in Madison or Mayodan can read very differently from the whole ZIP code. Your block, your home's condition, your price point. All of it matters. Reply and let's look at your specific address together.
