More choices are showing up across the Archdale area

The biggest shift right now: more homes are sitting on the market. The Real Estate Data Aggregator counted 426 homes for sale across the Archdale area in the three months ending August 31, 2026. That is up 16.4% from the same months of 2025. More competition means a seller's price has to be right from day one.

The good news is that buyers are still showing up. The Real Estate Data Aggregator counted 416 homes sold across the Archdale area in those same three months, up 10.6% from a year before. Homes are moving. They just need to be priced to earn that attention.

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026. That is up 0.9 percentage points from a year earlier. The Archdale area is not alone in feeling this shift.

How each ZIP code is reading right now

The story is not the same in every part of the Archdale area. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Prices are up in most ZIPs, but not all

In ZIP 27263, the Real Estate Data Aggregator put the median sale price at $255,000, up 10.4% from a year before. In ZIP 27360, it was $274,888, up 7.8%. In ZIP 27370, $357,000, up 8.9%. In ZIP 27205, $297,000, up 3.7%.

ZIP 27203 is the one to watch. The Real Estate Data Aggregator showed the median sale price there dipped to $216,495, down 13.4% from a year ago. Inventory there rose 36.6% to 56 homes. More choices, softer prices. That is worth knowing if you own or are shopping in that part of the Archdale area.

Mortgage rates are adding pressure for buyers

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. That affects what buyers can afford, and it shapes how sellers need to price.

CNBC also reported, citing Zillow, that pending home sales nationally were down 8.5% year-over-year in September. The Archdale area is holding up better than that, with pending sales up 8.1% across the five ZIPs combined, according to the Real Estate Data Aggregator.

What this means if you own a home here

Buyers have more options than a year ago. That is true across most of the Archdale area. Homes are still selling, but the ones that sit tend to sit longer. The Real Estate Data Aggregator showed median days on market ranging from 34 days in ZIP 27263 to 57 days in ZIP 27203.

Sellers who price well are still getting close to their ask. The Real Estate Data Aggregator put the average sale-to-list ratio at 97.3% in ZIP 27263, 98.6% in ZIP 27360, 98.9% in ZIP 27370, 97.6% in ZIP 27205, and 97.7% in ZIP 27203. Pricing tight to the market still works.

In short
  1. Inventory is up 16.4% and sales are up 10.6% across the Archdale area in the three months ending August 31, 2026. Prices rose in four of five ZIPs.
  2. One ZIP, 27203, saw prices dip.
  3. Homes are selling, but buyers have more choices than a year ago.
  4. Pricing and preparation matter more now.
