The biggest change in Winston Salem right now is supply. The Real Estate Data Aggregator counted 1,062 homes for sale across Winston Salem in the three months ending August 31, 2026. That is up 16.6% from the same months of 2025. More choices mean buyers can compare more carefully. For sellers, it means your price and prep matter more than they did a year ago.

At the same time, Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. Winston Salem is moving with that national current, not against it.

Mortgage rates are part of this story too. CNBC reported the average 30-year fixed rate reached 7.49% in early October 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates slow some buyers down. That is part of why sellers are seeing more competition from other listings.

Sales slipped a little, but homes are still moving

The Real Estate Data Aggregator counted 910 homes sold across Winston Salem in the three months ending August 31, 2026. That is down 3.9% from the same period in 2025. Not every home sold fast, and that is worth knowing before you price yours.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is a signal worth watching as you set your number in Winston Salem.

How each Winston Salem ZIP code looked

The picture is not the same everywhere. Here is what the Real Estate Data Aggregator found for each ZIP code in the three months ending August 31, 2026.

Where inventory grew the most

Sales there fell 23.8%. If you own in that ZIP, pricing carefully is the most important thing you can do right now.

ZIP 27127 also saw a big inventory gain, up 46.8% to 204 homes for sale. Sales there fell 18.8%. Months of supply reached 4.7 months, up 2.1 months. The median price still grew, up 3.7% to $269,500, which is a small honest bright spot.

Where things held up well

Homes sold in 34 days at the median, the fastest of any ZIP in Winston Salem. Nearly 43% of homes went under contract within two weeks of listing.

ZIP 27106 had the highest median sale price at $397,000, and 99.1% sale-to-list, the strongest ratio across all Winston Salem ZIPs. Prices there dipped 5.5% from last year, so not every signal points the same way. But 23% of homes still sold above list price.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. Prices are still growing nationally, just more slowly.

Job growth is softer too. Redfin reported 29,000 jobs created nationally in September 2026. The three-month moving average was 51,000. The national unemployment rate held at 4.2%. A slower job market can slow buyer demand, and that matters for Winston Salem sellers setting a price today.
