More choices in Greensboro 380-600, but buyers are moving a bit slower
The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 486 homes for sale across Greensboro 380-600 in the three months ending August 31, 2026. That is up 16.8% from the same months of 2025. More supply, with fewer buyers closing, means every listing is working a little harder to stand out.
Rates are part of the story. CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That kind of rate slows decisions. Buyers in Greensboro 380-600 are taking more time, and the numbers show it.
Pending sales fell 10.7% across Greensboro 380-600, according to the Real Estate Data Aggregator. That means fewer buyers are signing contracts. For sellers, this is the honest admission: shoppers have more choices now, and a home that is overpriced or under-prepared will sit longer.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That pattern is showing up locally too. Sellers who price carefully from day one are in a better spot than those who test high and cut later.
How each Greensboro ZIP code is reading
Not every ZIP is moving the same way. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026, ZIP by ZIP.
| 27410 | 27455 | 27408 | 27409 | |
|---|---|---|---|---|
| Median sale price | $395,000 | $421,000 | $321,000 | $220,000 |
| Price change vs. 2025 | +5.3% | -11.4% | -23.8% | -9.8% |
| Homes sold | 191 | 116 | 78 | 42 |
| Median days on market | 36 | 39 | 41 | 53 |
| Sale-to-list ratio | 98.5% | 98.5% | 98.2% | 96.8% |
| Months of supply | 3.4 | 3.9 | 2.9 | 3.7 |
27410: Prices held up, but fewer homes sold
In 27410, the Real Estate Data Aggregator counted 191 homes sold, down 6.8% from a year before. The median sale price was $395,000, up 5.3%. So prices held, even as volume slipped. The median home sat on the market 36 days, three days longer than last year. Homes for sale rose 22%, giving buyers in this part of Greensboro noticeably more to look at.
The share of 27410 homes that sold above list price fell 10 points to 18.3%, according to the Real Estate Data Aggregator. That is a real shift. Bidding wars are less common now. Still, the sale-to-list ratio held at 98.5%, unchanged from a year before. Sellers are mostly getting close to their asking price when the price is right.
27455: The quickest ZIP, but prices dipped
27455 had the highest share of homes going under contract within two weeks: 45.3%, according to the Real Estate Data Aggregator. That is actually up 4.3 points from last year. So the right homes here are still moving quickly. The catch: the median sale price fell 11.4% to $421,000. Fewer homes sold too, down 18.3% to 116.
Months of supply in 27455 rose 1.2 months to 3.9, the Real Estate Data Aggregator says. More supply, lower prices, but still the fastest two-week contract rate in Greensboro 380-600. That tells you well-priced homes here still find buyers. Overpriced ones are what is building up the supply.
27408: The tightest supply in the group
27408 had just 2.9 months of supply, unchanged from a year before, according to the Real Estate Data Aggregator. That is the lowest of any ZIP in Greensboro 380-600. Homes sold actually rose 4%, to 78. Pending sales rose 8.3%. So this corner of Greensboro is holding its own better than the others.
The median sale price in 27408 fell 23.8% to $321,000. That is a big drop. But with only 75 homes for sale and sales volume rising, the mix of homes selling may explain part of that shift. The Real Estate Data Aggregator counted 44.9% of homes going under contract within two weeks, even as days on market stretched 12 days longer.
27409: The slowest pace of the four
27409 had the longest wait: 53 days on market, 19 days more than a year before, the Real Estate Data Aggregator says. Homes sold fell 31.1% to 42. Pending sales fell 33.8% to 43. The share going under contract within two weeks dropped 27.5 points to 27.9%. That is a sharp slowdown in one year.
The median sale price in 27409 was $220,000, down 9.8%. The sale-to-list ratio slipped to 96.8%, down 1.4 points. Buyers here are negotiating a bit more room. Sellers in 27409 need to price with that in mind.
The wider picture
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from the prior month in July, seasonally adjusted. Prices nationally are still moving up, just slowly. Greensboro 380-600 is part of that same careful moment.
Realtor.com counted more than 1.16 million homes for sale nationally in September 2026. More choices at every level means buyers can afford to be patient. That patience shows up in Greensboro 380-600's own numbers.
- Greensboro 380-600 has more homes to choose from and fewer buyers closing deals, as of the three months ending August 31, 2026. Prices held in 27410 and 27455 still moved homes quickly when priced right.
- 27408 kept the tightest supply.
- 27409 slowed the most.
- Rates above 7% are part of why buyers are taking longer.
- Sellers who price carefully are still reaching close to their asking price.
One more thing worth saying: the numbers above cover whole ZIP codes. One street inside 27455 can read very differently from the ZIP average. A block with more recent sales, a different home size mix or a particular school zone can shift the picture. I look at that street-level detail every time.
