More homes are for sale across Primary market

Real estate, Primary market

The biggest change right now is supply. The Real Estate Data Aggregator counted 331 homes for sale across Primary market in the three months ending August 31, 2026. That is up 29.8% from the same months of 2025. More homes for sale means more competition for sellers, and more breathing room for buyers.

Nationally, Realtor.com reported for-sale listings growing nearly 7% year over year for the week ending October 10, 2026. Primary market is growing at more than four times that pace. That gap is worth knowing if you are thinking about listing.

Sales are still moving, just more slowly

The Real Estate Data Aggregator counted 271 homes sold across Primary market in those same three months. That is up 2.3% from a year before. Sales are growing, but supply is growing much faster. That shift changes how sellers need to think about price.

Pending sales across Primary market slipped 2.1%, according to the Real Estate Data Aggregator. That is a small dip, but it tells you buyers are taking a little more time. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That rate is keeping some buyers cautious.

Each ZIP code tells its own story

27265 had the most activity. The Real Estate Data Aggregator counted 164 homes sold there, with a median sale price of $330,000. That price held flat from a year before. Homes for sale in 27265 rose 34.5%, the sharpest inventory jump of the three ZIP codes.

In 27265, nearly half of homes went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 46.2%. That is down 6.7 points from a year before. Homes are still moving, but not quite as fast.

27263 saw the strongest price growth. The Real Estate Data Aggregator put the median sale price there at $255,000, up 10.4% from the same months of 2025. Homes sold held flat at 48. Inventory rose 27.3%. Prices can rise even when supply grows, if demand holds steady.

27260 had the most affordable median price. The Real Estate Data Aggregator put it at $189,000, up 6.9% from a year before. Sales there rose 18%, the biggest sales gain of the three ZIP codes. Median days on market in 27260 actually fell, down 2 days to 40 days.

What this means for sellers in Primary market

More supply means your home has more competition. In 27265, the share of homes selling above list price was 20.7%, up just 0.3 points from last year. That is still meaningful, but it is not a given. Pricing carefully matters more now than it did a year ago.

The Real Estate Data Aggregator put months of supply at 3.6 months in both 27265 and 27263, and 4.2 months in 27260. All three rose from a year before. A market below 4 months still leans toward sellers, but the gap is narrowing.

What this means for buyers in Primary market

More homes for sale gives you more to compare. You are less likely to feel forced into a quick decision. The National Association of Realtors reported that national inventory rose to 1.60 million homes in September 2026. That trend is showing up here in Primary market too.

Still, roughly 46% of homes in 27265 and 47% in 27263 went under contract within two weeks, per the Real Estate Data Aggregator. Well-priced homes in good condition are still moving quickly. More room to compare does not mean unlimited time.

Freddie Mac also reported a 15-year fixed rate of 6.71% as of October 15, 2026. If you are weighing loan options, that gap from the 30-year rate of 7.40% is worth a conversation with your lender.

In short
  1. Primary market inventory rose 29.8% in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. Sales rose 2.3%.
  3. Prices held steady or grew in all three ZIP codes.
  4. The market is more balanced than a year ago, and that changes what good pricing looks like.
