The one fact that changes what you should do: the Real Estate Data Aggregator counted 486 homes for sale across ZIPs 27410, 27455, 27408 and 27409 in the three months ending August 31, 2026. That is up 16.8% from a year before. More choices for buyers means your home has to earn attention.

At the same time, the Real Estate Data Aggregator counted only 427 homes sold across those same ZIPs. That is down 11.6% from a year before. Pending sales fell 10.7% too, to 424. Buyers have more options and they are using them.

The National Association of Realtors reported that September 2026 inventory nationally rose to 1.60 million homes. Greensboro is moving in the same direction. More supply, slower sales. That is the pattern right now, here and across the country.

What each Greensboro ZIP is doing

The four ZIPs tell different stories. ZIP 27409 is the slowest. The Real Estate Data Aggregator put median days on market there at 53 days, 19 days longer than a year before. Sales fell 31.1%. That is the ZIP where pricing has to be sharpest.

Prices held up in 27410, but slipped in three others

The Real Estate Data Aggregator shows the median sale price in ZIP 27410 rose 5.3% to $395,000. That is the one ZIP where sellers got more than a year ago. ZIP 27408 saw the steepest drop, down 23.8% to $321,000. Not every part of Greensboro read the same.

Buyers are taking longer, but well-priced homes still move fast

In ZIP 27455, the Real Estate Data Aggregator found that 45.3% of homes went under contract within two weeks of listing. That share actually rose 4.3 points from a year before. In ZIP 27410, that share was 39.8%, though it slipped 5.3 points. Price it right and Greensboro buyers still show up quickly.

The sale to list price ratio held at 98.5% in both 27410 and 27455, according to the Real Estate Data Aggregator. In 27409 it slipped to 96.8%. Homes are still selling close to asking price, but the margin for overpricing has narrowed.

The national picture adds context

Freddie Mac put the average 30-year fixed mortgage rate at 7.32% as of October 22, 2026. That is real pressure on buyers' budgets. The National Association of Realtors reported existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. Demand has not disappeared, but it is more patient.

The US Census reported single-family housing starts at a seasonally adjusted annual rate of 859,000 in September. More new supply is coming nationally. In Greensboro, the Real Estate Data Aggregator already shows months of supply rising in three of the four ZIPs.

What this means if you own a home in Greensboro

More inventory and slower sales do not mean homes stop selling. The Real Estate Data Aggregator counted 427 closed sales in just three months. But buyers have more to compare yours against. Prep and price are doing more work than they were a year ago.

  • Price to where homes are selling now, not where they were a year ago.
  • Condition matters more when buyers have 486 homes to choose from.
  • In 27455 and 27408, nearly half of well-priced homes still went under contract within two weeks.
  • In 27409, the market is softer: 53 median days on market and only 27.9% under contract in two weeks.
In short
  1. The Real Estate Data Aggregator counted 486 homes for sale across Greensboro's four ZIPs in the three months ending August 31, 2026, up 16.8%.
  2. Sales fell 11.6%.
  3. Buyers have more time and more choices.
  4. Pricing and condition are what separate homes that sell quickly from those that sit.

One more thing: these numbers cover whole ZIP codes. One street in 27410 can read very differently from the ZIP as a whole. If you want to know what is happening on your block, send me your address.
