More homes are for sale in Lexington, and buyers are still moving

By Helen Howard
Real estate, Lexington

The biggest shift in Lexington right now is simple: more homes are for sale. The Real Estate Data Aggregator counted 388 homes for sale across Lexington in the three months ending August 31, 2026. That is up 19.4% from the same period a year before. More options for buyers means sellers have more competition.

Here is what keeps this from being a slow market: buyers are still moving. The Real Estate Data Aggregator counted 355 pending sales across Lexington, up 7.3% from a year ago. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Lexington is part of that bigger story, and buyers here are not sitting still.

How the two ZIP codes compare

Lexington's two ZIP codes tell slightly different stories. Both saw prices rise, but the pace and the buyer behavior differ. It is worth knowing which side of town your home sits on.

Prices are up, and homes are still selling close to list

In 27292, the Real Estate Data Aggregator put the median sale price at $295,000, up 6.2% from a year ago. In 27295, it was $348,500, up 5.6%. Both are moving in the same direction. For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Lexington is outpacing that national number.

Homes in 27292 sold at 98.1% of list price on average, up 1.3 points from a year ago. Homes in 27295 sold at 98.8% of list. That means most sellers in Lexington are getting very close to what they asked. Pricing well still matters, though. In 27292, only 12.4% of homes sold above list. In 27295, it was 24%.

More listings, and a note on speed

The Real Estate Data Aggregator counted 201 new listings in 27292 in the three months ending August 31, 2026. That is up 28.8% from a year ago. In 27295, new listings came in at 195, up 15.4%. More listings mean buyers have more to compare, and that is a real shift from a year ago.

Speed is a mixed picture. In 27292, the median home sold in 52 days, which is 3 days shorter than a year ago. In 27295, it was 55 days, which is 6 days longer. Not every home sold fast, and that gap between ZIP codes is real. In 27295, 31.4% of homes went under contract within two weeks of listing. In 27292, it was 23.5%.

What the national picture adds

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That affects buyers everywhere, including Lexington. Realtor.com also noted that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is a reminder that overpricing a home carries real risk right now.

Still, supply in Lexington is not overwhelming. The Real Estate Data Aggregator put months of supply at 3.8 months in 27292 and 3.3 months in 27295. Both are modest numbers. The market has not tipped sharply toward buyers.

In short
  1. Lexington has more homes for sale, and buyers are still making offers.
  2. Prices rose in both ZIP codes.
  3. Homes are selling close to list, but not always above it.
  4. The market is balanced, not broken.
  5. Prep and pricing still do the work.

One last thing worth knowing: the numbers above cover whole ZIP codes. One street in Lexington can read very differently from the ZIP code around it. If you want to know what the data says about your block specifically, I am happy to dig in.
