More homes are for sale in Primary market, and buyers have a bit more room
The biggest shift right now: supply in Primary market is rising much faster than sales. The Real Estate Data Aggregator counted 331 homes for sale across Primary market in the three months ending August 31, 2026. That is up 29.8% from the same months of 2025. Sales rose only 2.3%, to 271 homes. More choices for buyers means sellers have to work a little harder to stand out.
Rates are adding to that pressure. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is not a small number. It slows some buyers down and keeps others on the sidelines.
This is not just a Primary market story. The National Association of Realtors reported a 4.9-month supply of homes for sale nationally, the highest level in over ten years. Realtor.com noted active listings are up 6.7% from a year ago, the fastest pace since February. Primary market is moving in the same direction, only faster.

The share of homes selling above list in 27260 fell 6.7 points, to 15.3%. That is a real shift. Fewer buyers are being pushed into bidding wars here. Still, 44.1% of homes went under contract within two weeks, up 6 points from a year ago. The faster end of the market is still moving.
What this means for you
For buyers in Primary market, more supply means more options. The Real Estate Data Aggregator counted 360 new listings across the market in the three months ending August 31, 2026, up 13.2% from a year ago. You have more homes to compare. You also have a little more time: fewer homes are snapping up under contract in the first two weeks.
For sellers, the picture is honest. Prices are holding or rising in all three ZIP codes. But supply is growing faster than sales across Primary market. The Real Estate Data Aggregator showed pending sales across the market at 283, down 2.1% from a year ago. Homes priced right and prepared well are still selling close to asking. Homes that are not are sitting longer.
Nationally, Redfin reported that 21% of U.S. home sellers dropped their asking price in the four weeks ending September 2026. Primary market is not immune to that. Pricing carefully from the start is more important now than it was a year ago.
