More homes are on the market in Randleman, and buyers have a bit more room
The biggest shift in Randleman right now is inventory. The Real Estate Data Aggregator counted 38 homes for sale in ZIP 27317 in the three months ending August 31, 2026. That is up 52% from the same period a year ago. More supply means buyers in Randleman have real options for the first time in a while.
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Randleman fits that same pattern. More listings mean shoppers can compare, slow down, and ask for more. That is a real change from a year ago.
Prices still moved up, but homes are taking longer
The Real Estate Data Aggregator put the median sale price in ZIP 27317 at $330,000 for the three months ending August 31, 2026. That is up 15% from the same months in 2025. Prices rose, but that does not mean every home sold fast.
The Real Estate Data Aggregator also counted a median of 68 days on market in Randleman. That is 34 days longer than a year ago. Not every home in Randleman moved quickly, and buyers noticed.
Sellers are still getting close to asking price
Even with more inventory, sellers in Randleman held their ground on price. The Real Estate Data Aggregator found the average sale came in at 98% of list price. That is up 1 point from a year ago. Homes priced well are still closing near asking.
The Real Estate Data Aggregator also found that 15.8% of Randleman homes sold above list price in the period. That is up 2.3 points from a year ago. A small share, but it shows that well-prepared homes still drew competition.
Speed split: some homes moved fast, others waited
The Real Estate Data Aggregator found that 34.2% of Randleman homes went under contract within two weeks of listing. That is down 8.2 points from a year ago. Fewer homes are flying off the shelf, but the ones priced right still moved quickly.
The Real Estate Data Aggregator counted 48 new listings in ZIP 27317 over the three months ending August 31, 2026. That is up 20% from a year ago. More sellers entered Randleman, which added to the supply buyers are seeing.
What the national picture adds
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Higher rates affect what buyers can afford. That is part of why more homes are sitting a little longer, here and across the country.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Randleman's 15% price gain over the same stretch ran well ahead of that national figure.
Realtor.com also noted that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Randleman's sale-to-list ratio of 98% suggests local sellers have held firmer than many markets, at least so far.
- Randleman has more homes for sale, a higher median price, and longer days on market than a year ago.
- Buyers have more to look at.
- Sellers who price carefully and prepare their homes are still closing near asking.
- The three months ending August 31, 2026 tell a market that is shifting, not stalling.
One last thing worth saying: the numbers above cover all of ZIP 27317. One street in Randleman can read very differently from the ZIP code as a whole. A home's condition, its block, and its price point all shape the result.
