More homes are on the market in Randleman, and they are taking longer to sell
The biggest shift in Randleman right now is time. The Real Estate Data Aggregator counted a median of 68 days on market for ZIP 27317 in the three months ending August 31, 2026. That is 34 days longer than the same period a year ago. If you are selling, that number is the one to watch.
More homes are part of the reason. The Real Estate Data Aggregator counted 38 homes for sale in Randleman, up 52% from a year before. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. Randleman is moving in the same direction.
For buyers in Randleman, more supply means more options and a little more breathing room. For sellers, a longer wait is a signal that price and preparation matter more than they did a year ago.
Prices are still up, and most homes are closing close to list
The median sale price in ZIP 27317 reached $330,000 in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is up 15% from the same period in 2025. The Federal Housing Finance Agency put the national year-over-year gain at just 2.6% through July 2026. Randleman is outpacing that.
The Real Estate Data Aggregator found that homes in Randleman sold at 98% of list price on average, up 1 point from last year. That means most sellers are getting very close to what they asked. Not every home sold fast, though. Only 34.2% of homes went under contract within two weeks of listing, down 8.2 points from a year ago.
A note on mortgage rates
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates affect what buyers can afford, which is one reason homes are taking longer to sell across the country and here in Randleman.
What this means for Randleman sellers
