More homes are selling in northeast Greensboro, even with more choices

Real estate, northeast greensboro

Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 409 homes sold across northeast Greensboro in the three months ending August 31, 2026. That is up 15.5% from the same three months in 2025. More homes sold, and more homes were available. That combination means buyers can compare, so the price and condition of your home carry real weight.

Realtor.com reported that median list prices in the Northeast region fell 3.8% year over year in September 2026. That is a wider trend, not just a northeast Greensboro story. Still, it tells sellers something plain: shoppers are watching prices carefully right now.

Inventory rising 23.6% is the honest part of this story. More choices for buyers means a home that is overpriced or needs work will sit. The good news: 442 pending sales shows demand is still real across northeast Greensboro.

27405: the most sales, but prices dipped

The Real Estate Data Aggregator counted 163 homes sold in 27405, the most of any ZIP here. But the median sale price slipped to $252,000, down 6.3% from a year ago. Homes are also taking longer. The median days on market was 64, which is 15 days longer than the same period in 2025. Only 14.7% of homes sold above list price, down 4.8 points. Not every home sold fast, and not every seller got their full ask.

What the wider picture adds

Nationally, the National Association of Realtors reported existing-home sales dipped 2.0% in August 2026 from the prior month. But year-to-date sales through August were still up 1.6%. Northeast Greensboro's 15.5% sales gain outpaced that national trend by a wide margin.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a modest national gain. The 14% price jump in 27406 sits well above it. The 6.3% dip in 27405 sits below it. One market, two very different stories by ZIP code.

Realtor.com also reported that 15.2% of listings in the Northeast region carried a price reduction in September 2026. That is a real signal. When buyers have more choices, sellers who price too high often end up cutting. Prep and pricing from the start matter more in this kind of market.

In short
  1. Northeast Greensboro sold more homes and listed more homes in the three months ending August 31, 2026. 27407 moved fastest, 27406 gained the most on price, and 27405 saw prices soften.
  2. Buyers have more room to compare, so condition and price are doing more of the work than they did a year ago.

One more thing worth saying plainly: one street can read very differently from the whole ZIP code. A block near a school, a park or a busy road can have its own pace and its own price. The numbers above are a real starting point, not the final word on your home.
