More homes are selling in northeast Greensboro, even with more choices
The Real Estate Data Aggregator counted 409 homes sold in northeast Greensboro in the three months ending August 31, 2026. That is up 15.5% from the same months of 2025. More buyers closed deals, even as more homes came on the market. That is the headline number, and it matters most for anyone thinking about listing.
At the same time, the Real Estate Data Aggregator counted 440 homes for sale across 27405, 27406 and 27407. That is up 23.6% from a year before. More choice is real. Buyers have more to look at than they did last summer. Sellers need to know that.
The National Association of Realtors reported that existing-home sales rose 1.5% nationally in September 2026. That matches what the Real Estate Data Aggregator shows here in northeast Greensboro. Buyers are moving, not sitting still.

Homes in 27405 sat on the market a median of 64 days. That is 15 days longer than the same period in 2025. Not every home sold fast. Still, 171 sales are pending, up 10.3%, so buyers have not left.
27406: prices climbed, and homes moved quicker than 27405
The Real Estate Data Aggregator counted 128 homes sold in 27406, up 8.5% from 2025. The median sale price reached $285,000, up 14% from a year before. The wider picture
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Northeast Greensboro's ZIP codes are mixed against that number. 27406 beat it by a wide margin. 27405 and 27407 ran below it.
Realtor.com reported that the median list price in the Northeast region fell 3.8% in September 2026, to $505,000. Northeast Greensboro's prices sit well below that regional figure. Realtor.com also found that 15.2% of listings in the Northeast region had price reductions in September 2026. That tells you sellers elsewhere are adjusting too.
CNBC reported that Fannie Mae forecasts the 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026. Rates at that level slow some buyers. The fact that northeast Greensboro still closed 409 sales says local demand held up.
