More homes are selling in the Archdale area, even with more choices

Rates crossed 7% again. That is the number most people are watching right now. Yet buyers in the Archdale area kept moving.

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate hit 7.49% last week. Those are real headwinds. Still, the Real Estate Data Aggregator counted 416 homes sold across the Archdale area in the three months ending August 31, 2026. That is up 10.6% from the same three months in 2025.

More homes came to market too. The Real Estate Data Aggregator counted 426 homes for sale across the area, up 16.4% from a year before. Buyers had more to choose from. They still chose to buy.

Pending sales tell the forward story. The Real Estate Data Aggregator counted 453 pending sales across the Archdale area, up 8.1% from a year before. Demand has not disappeared.

Each ZIP code reads a little differently

The area-wide numbers look steady. But each ZIP code has its own story, and they are not all the same.

Prices are mostly up, with one exception

Four of the five ZIP codes saw prices rise. The Real Estate Data Aggregator put the median sale price in 27370 at $357,000, up 8.9%. In 27263, the median was $255,000, up 10.4%. In 27360, it was $274,888, up 7.8%. In 27205, it was $297,000, up 3.7%.

The one exception is 27203. The Real Estate Data Aggregator put the median sale price there at $216,495, down 13.4% from a year before. Homes also sat longer there, a median of 57 days. That is 9 days longer than a year ago. Not every corner of the Archdale area is moving at the same pace.

Homes are still selling close to asking price

Even with rates above 7%, sellers are not giving much away. The Real Estate Data Aggregator found that homes in 27370 sold for 98.9% of list price on average. In 27360, it was 98.6%. In 27205, it was 97.6%. In 27203, it was 97.7%. In 27263, it was 97.3%.

Fewer homes are selling above list price than a year ago, which is a small, honest shift. In 27360, that share fell 9.1 points to 14.4%, according to the Real Estate Data Aggregator. In 27205, it fell 10 points to 20.7%. But sellers are still landing within a few percent of their asking price across the board.

Speed: 27263 moves fastest, 27203 takes longest

If you want to know how quickly a home like yours might sell, days on market is the clearest signal. The Real Estate Data Aggregator put the median at 34 days in 27263, the fastest of the five ZIP codes. In 27205, it was 37 days. In 27360, 50 days. In 27370, 51 days. In 27203, 57 days.

Nearly half of homes in 27263 went under contract within two weeks. The Real Estate Data Aggregator put that share at 47.2%. In 27370, it was 44.3%, up 5.6 points from a year before. In 27205, it was 41.9%. In 27203, it was 35.9%. In 27360, it was 30.5%.

The wider picture: rates are a real factor

Realtor.com reported that price cuts hit 20.8% of listings nationally in September, up 0.9 points from a year before. CNBC reported that mortgage applications to purchase a home were 15% lower than the same week one year ago. Those are national signals worth knowing.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The Archdale area's price gains in most ZIP codes are running ahead of that national pace.
