More homes for sale are giving Greensboro buyers a little more room
The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 486 homes for sale across Greensboro's 27410, 27455, 27408 and 27409 ZIP codes in the three months ending August 31, 2026. That is up 16.8% from the same period a year before. More choices for buyers means your home has more competition. Price and condition do more work than they did a year ago.
At the same time, Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is a real weight on monthly payments. It helps explain why the Real Estate Data Aggregator counted only 427 homes sold across these four ZIP codes, down 11.6% from a year before. More homes to choose from, but fewer buyers pulling the trigger.
Pending sales fell 10.7% in the same period, the Real Estate Data Aggregator shows. That means the pipeline of future closings is thinner too. Not every home is sitting, but buyers are taking their time. The National Association of Realtors reported that existing-home sales nationally rose 1.5% in September 2026, reaching 3.99 million units. Even that small national uptick has not yet shown up in Greensboro's closed sales.

What the rate picture means for Greensboro
Freddie Mac reported the 15-year fixed rate at 6.71% as of October 15, 2026. Some buyers are choosing shorter terms to manage costs. Either way, at 7.40% on a 30-year loan, monthly payments are a real consideration. That is part of why more inventory has not translated into more sales in Greensboro. Buyers are choosy. Homes that are priced well and show well are the ones moving.
