More homes for sale are giving WS 3 buyers more room

Here is the number that matters most for WS 3 right now. The Real Estate Data Aggregator counted 1,062 homes for sale across Winston-Salem's west-side ZIP codes in the three months ending August 31, 2026. That is up 16.6% from the same months of 2025. More supply means buyers have real choices. For sellers, it means the home next door is competition.

At the same time, the Real Estate Data Aggregator recorded 910 homes sold across WS 3, down 3.9% from a year before. More homes on the shelf, fewer leaving it. That is a real shift from the tighter market of 2025.

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That matters here. Higher rates slow buyers down. It is one reason more homes are sitting rather than selling.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. WS 3 is not immune to that pressure. Sellers who price carefully from the start are in a better spot than those who have to cut later.

CNBC reported on October 6, 2026, that Pennsylvania households need 24% of median income to own a home. That context is useful. Affordability is a real concern for buyers everywhere right now, and it shapes how much room sellers have on price.

How each Winston-Salem ZIP code looks

The story is not the same on every street. Here is what the Real Estate Data Aggregator counted for each ZIP code in the three months ending August 31, 2026.

Where buyers have the most room

ZIP 27101 had 92 homes for sale, up 64.3% from a year before, according to the Real Estate Data Aggregator. Months of supply there hit 5.9, up 3.2 months from 2025. That is the loosest market in WS 3. Buyers in that area have more time and more choices than they did last year.

ZIP 27127 also opened up. The Real Estate Data Aggregator counted 204 homes for sale there, up 46.8% from 2025. Homes sold fell 18.8%. That gap between supply and sales is worth watching if you own in that area.

Where sellers are still holding their ground

ZIP 27104 tells a different story. The Real Estate Data Aggregator counted just 2.3 months of supply there, down 0.4 months from 2025. Homes sold in 34 days at the median. Pending sales rose 10.8%. That ZIP is moving faster than the rest of WS 3.

ZIP 27106 saw its median sale price dip 5.5% to $397,000, per the Real Estate Data Aggregator. That is an honest admission: prices are not climbing everywhere. Still, 99.1% of list price on average and 23% of homes selling above list shows real demand is still there.

ZIP 27105 had the biggest price gain. The Real Estate Data Aggregator put the median at $220,000, up 15.8% from a year before. Sales rose 8.6% too. It is the most affordable ZIP in WS 3, and buyers are noticing.

What this means for sellers right now

Across WS 3, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are not falling off a cliff. But with more homes for sale and rates above 7%, buyers are pickier. Prep and price matter more than they did a year ago.

The share of homes selling above list price fell in most ZIP codes. In 27107, it dropped 9.1 points to 17.2%, per the Real Estate Data Aggregator. In 27127, it fell 9.2 points to 15.7%. Not every home gets a bidding war now.

In short
  1. WS 3 has more homes for sale and slightly fewer selling.
  2. Buyers have more time.
  3. Sellers need sharper pricing.
  4. The numbers shift ZIP by ZIP, and one street can read very differently from the whole market.

These are market-wide numbers for the three months ending August 31, 2026. One street in Winston-Salem can read very differently from the ZIP code around it. A home's condition, its block, and its price point all shape the result.
