More listings are giving Lexington buyers more room to choose
Lexington has more homes to look at right now. That changes what sellers need to do to stand out.
The Real Estate Data Aggregator counted 388 homes for sale across Lexington in the three months ending August 31, 2026. That is up 19.4% from the same months of 2025. Buyers have more to compare. Sellers have more competition.
New listings are rising too. The Real Estate Data Aggregator counted 396 new listings across Lexington in that same period, up 21.8% from a year before. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Lexington is moving in the same direction as the rest of the country.
Pending sales across Lexington rose 7.3% year over year, per the Real Estate Data Aggregator. Buyers are still moving. They just have more choices before they do.
How the two ZIP codes compare
The two Lexington ZIP codes tell slightly different stories. Both are worth knowing.
| 27292 | 27295 | |
|---|---|---|
| Median sale price | $295,000 | $348,500 |
| Price change from a year before | up 6.2% | up 5.6% |
| Homes for sale | 192 | 196 |
| Change in homes for sale | up 31.5% | up 9.5% |
| Median days on market | 52 days | 55 days |
| Sale to list price | 98.1% | 98.8% |
In ZIP 27292, the Real Estate Data Aggregator put the median sale price at $295,000, up 6.2% from a year before. Homes for sale there jumped 31.5%. That is a big shift. Sellers in 27292 are facing noticeably more competition than they did last year.
In ZIP 27295, the median sale price was $348,500, up 5.6%, per the Real Estate Data Aggregator. Homes for sale rose a smaller 9.5%. Even so, days on market stretched 6 days longer than a year before, to 55 days. Not every home sold fast.
What the sale price numbers say
Prices are still rising in both ZIP codes. That is the honest read. The Real Estate Data Aggregator showed the Federal Housing Finance Agency also reported U.S. house prices rose 2.6% from July 2025 to July 2026. Lexington's gains are running ahead of that national pace.
Homes are still selling close to their asking price. The Real Estate Data Aggregator put the sale-to-list ratio at 98.1% in 27292 and 98.8% in 27295. Sellers are not giving away much. But pricing right matters more when buyers have 388 homes to browse.
The rate picture adds another layer
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That is real pressure on what buyers can afford.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Lexington is not immune to that pressure. More supply plus higher rates means buyers compare carefully.
