More listings are giving Lexington buyers more room to choose
The biggest change in Lexington right now is inventory. The Real Estate Data Aggregator counted 388 homes for sale across Lexington in the three months ending August 31, 2026. That is up 19.4% from the same months of 2025. More choices for buyers means sellers need to work a little harder to stand out.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Lexington is moving in the same direction. The Real Estate Data Aggregator counted 396 new listings across Lexington in those three months, up 21.8% from a year before. That is a lot of new competition arriving at once.
Sales are still moving. The Real Estate Data Aggregator counted 336 homes sold across Lexington in those three months, up 3.4% from 2025. Pending sales rose 7.3% to 355. Buyers are choosing, and then committing.
What the two ZIP codes show
The two Lexington ZIP codes tell slightly different stories. It helps to look at them side by side.
| 27292 | 27295 | |
|---|---|---|
| Median sale price | $295,000 | $348,500 |
| Price change from 2025 | up 6.2% | up 5.6% |
| Homes for sale | 192 | 196 |
| Inventory change from 2025 | up 31.5% | up 9.5% |
| Median days on market | 52 days | 55 days |
| Sale to list price | 98.1% | 98.8% |
In 27292, the Real Estate Data Aggregator counted 192 homes for sale, up 31.5% from a year before. That is a big jump. The median sale price there was $295,000, up 6.2%. Homes took a median of 52 days to sell, 3 days shorter than the same period in 2025. So even with more inventory, buyers in 27292 are not dragging their feet.
In 27295, the Real Estate Data Aggregator counted 196 homes for sale, up 9.5%. The median sale price was $348,500, up 5.6%. Days on market crept up 6 days to a median of 55. Not every home sold fast here, but 24% still sold above list price, up 3.2 points from 2025.
Prices are up, and sellers are still close to their ask
Prices rose in both ZIP codes. That is the honest good news for sellers. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Lexington beat that pace in both ZIP codes.
In 27292, the Real Estate Data Aggregator found sellers got 98.1% of their list price on average, up 1.3 points from 2025. In 27295, sellers got 98.8% of list, nearly flat from a year before. Both numbers say pricing close to market value is still working.
Supply is growing, and that changes the math for sellers
Months of supply in 27292 rose to 3.8 months, up 0.9 months from 2025, according to the Real Estate Data Aggregator. In 27295, it sits at 3.3 months, up just 0.1 months. More supply means buyers can afford to be a little more patient.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is a national number, not a Lexington count. But it is a sign of what happens when supply rises and buyers have options. Prep and pricing matter more.
Mortgage rates add another layer. Realtor.com reported rates climbed above 7% for the first time since January 2025. That affects how much a buyer can spend. It is one more reason a sharp list price helps.
Speed: some homes moved fast, some did not
In 27295, the Real Estate Data Aggregator found 31.4% of homes went under contract within two weeks of listing. That is down just 0.2 points from 2025. Nearly 1 in 3 homes there still moved quickly.
In 27292, that share dropped more sharply. The Real Estate Data Aggregator counted 23.5% of homes going under contract within two weeks, down 10.9 points from a year before. Not every home in 27292 sold fast. That is the honest read. Condition and price made the difference.
- Lexington has more homes for sale than it did a year ago, and buyers are noticing.
- Prices are still up in both ZIP codes.
- Sellers who price right and prepare well are still landing close to their ask.
- The market has not stalled.
- It has just given buyers a little more room to breathe.
One last thing worth saying. The numbers above cover whole ZIP codes. One street in Lexington can read very differently from the ZIP code around it. A block with a lot of new listings, or one with almost none, will not look like the averages. If you want to know what is happening on your specific street, I am happy to dig in.
