Real estate, northeast greensboro

The Real Estate Data Aggregator counted 454 homes for sale across northeast Greensboro in the three months ending July 31, 2026. That is up 33.1% from the same months of 2025. More choices for buyers means sellers need to work a little harder to stand out.

New listings rose too. The Real Estate Data Aggregator counted 536 new listings across ZIPs 27405, 27406 and 27407 together, up 19.6% from a year before. Buyers have not seen this much selection in northeast Greensboro in a while.

Realtor.com reported that the Northeast region median list price was down 3.8% in September 2026, sitting at $505,000. That broader regional dip is a signal that sellers everywhere are adjusting. Northeast Greensboro is part of that same story.

What each ZIP code showed

The three ZIP codes in northeast Greensboro each tell a slightly different story. Prices, speed and competition varied from one neighborhood to the next.

Prices: a mixed picture

In 27405, the Real Estate Data Aggregator put the median sale price at $255,500, down 5% from a year before. That is the one ZIP where prices slipped. In 27406, the median rose to $285,000, up 13.5%. In 27407, it came in at $275,000, up 3.8%. Not every corner of northeast Greensboro moved the same way.

Fewer homes are selling above list price

In 27405, only 14.6% of homes sold above list price, down 9.3 points from a year before, according to the Real Estate Data Aggregator. In 27406, it was 21.1%, down 6 points. In 27407, 25% sold above list, actually up 2.5 points. That last number is a small bright spot, but the wider trend is clear: bidding wars are less common now.

The bigger picture: rates and national trends

Realtor.com reported that mortgage rates topped 7% as of September 2026. That is keeping some buyers on the sidelines. The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026 nationally. Nationally, the months' supply of homes for sale has grown to 4.9 months, according to the National Association of Realtors. Northeast Greensboro's 3.3 to 3.7 months of supply is still tighter than the national figure, which is worth knowing.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That slow, steady national gain is a calming backdrop, even as northeast Greensboro adjusts to more supply.

What this means if you own a home here

Buyers have more choices than they did a year ago. The Real Estate Data Aggregator shows that homes are sitting longer and fewer are selling above asking price. That does not mean the market stopped working. The Real Estate Data Aggregator counted 401 homes sold across northeast Greensboro in just three months. Pending sales rose 9.4% from a year before. Demand is still there. Price and condition are just doing more of the work now.

In short
  1. Inventory in northeast Greensboro rose 33.1% and new listings rose 19.6% in the three months ending July 31, 2026, according to the Real Estate Data Aggregator.
  2. Homes are taking a little longer to sell and fewer are going above list price.
  3. Pricing carefully and preparing well matters more than it did a year ago.
  4. The good news: 401 homes still sold, and pending sales are up.

One more thing worth knowing. These numbers cover whole ZIP codes. One street in 27406 can read very differently from the ZIP as a whole. If your home is in northeast Greensboro, the street-level picture is what really matters for your decision.
