Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Winston Salem is part of that same wave. More supply and a dip in sales means buyers have more room to breathe. For sellers, that means price and presentation matter more than they did a year ago.

How each Winston Salem neighborhood is reading

What the national picture adds

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Rates that high make monthly payments harder to carry. Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That tells you buyers across the country have more room to push back on price.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Month over month, they rose 0.3% in August, seasonally adjusted. Prices are still moving up nationally, just more slowly.
