What the wider picture adds

Mortgage rates are a real factor for buyers right now. Realtor.com reported that rates climbed above 7% for the first time since January 2025. Higher rates slow decisions.

CNBC reported that Fannie Mae forecast an average 30-year fixed rate of 7.4% for the fourth quarter of 2026, and 7.5% for all of 2027. Buyers in Madison Mayodan are weighing those numbers too.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That tells you buyers have leverage in many markets, and Madison Mayodan is not immune.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, prices are still moving up, just slowly.

What this means for homeowners in Madison Mayodan

More listings came to market. Fewer homes sold. Buyers are taking a little longer, about 48 days in Madison and 45 days in Mayodan. That is the real picture for the three months ending August 31, 2026.

Still, nearly 1 in 4 homes in Madison sold above list price. More than a third went under contract in two weeks. Preparation and pricing are doing the work that a hot market used to do automatically.

In short
  1. Madison Mayodan has more homes to choose from and fewer buyers closing.
  2. Months of supply rose in Madison and sits higher in Mayodan.
  3. Rates above 7% are slowing decisions nationally.
  4. The homes that are selling are priced well and ready to show.
  5. One street can read very differently from the whole ZIP code, so the numbers above are a starting point, not a final answer.
