Oak Ridge is moving faster than Summerfield right now
The biggest thing to know right now: Oak Ridge and Summerfield are not moving at the same pace. The Real Estate Data Aggregator counted 113 homes sold across both communities in the three months ending August 31, 2026. But the story inside that number is split.
| Oak Ridge | Summerfield | |
|---|---|---|
| Median sale price | $700,000 | $599,500 |
| Median days on market | 33 days | 52 days |
| Went under contract within 2 weeks | 46.2% | 30.7% |
| Months of supply | 2.7 months | 3.4 months |
| Sale price as share of list price | 98.8% | 98.1% |
Oak Ridge is finding buyers faster
In Oak Ridge, the Real Estate Data Aggregator found a median of 33 days on market. Nearly half of Oak Ridge homes, 46.2%, went under contract within two weeks of listing. That share is up 3.7 points from the same period in 2025.
Summerfield is taking a little longer
Summerfield homes sat for a median of 52 days, according to the Real Estate Data Aggregator. That is 18 days longer than the same period in 2025. Only 30.7% went under contract within two weeks, down 7.9 points from a year ago. Not every home moved slowly, but the middle of the market did slow down.
There is a bright spot in Summerfield. The Real Estate Data Aggregator counted 62 pending sales, up 40.9% from 2025. More buyers are committing, even if it takes a bit longer to get there.
What rates are doing to buyers everywhere
Rates are making things harder for buyers across the country, not just here. Redfin reported a weekly average mortgage rate of 7.32% for the four weeks ending October 25, 2026. That pushed the median monthly mortgage payment to $2,786, according to Redfin.
Realtor.com noted that rates surged above 7% for the first time since January 2025. Nationally, Realtor.com also reported that 20.8% of listings had their price reduced in September 2026, the highest share since October 2022. Summerfield's longer days on market fits that picture. Oak Ridge, though, is holding its own.
Prices are still rising in both communities
Even with slower days on market in Summerfield, prices did not fall. The Real Estate Data Aggregator put the median sale price in Summerfield at $599,500, up 1.3% from a year before. Oak Ridge came in at $700,000, up 4.2%. Sellers in both communities got close to their asking price. Oak Ridge averaged 98.8% of list price. Summerfield averaged 98.1%, according to the Real Estate Data Aggregator.
For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Oak Ridge's 4.2% gain is ahead of that national figure.
What this means for you
If you are selling in Oak Ridge, buyers are moving quickly. Nearly half go under contract within two weeks. Price it well from the start and you may not wait long.
If you are selling in Summerfield, expect a longer runway. The Real Estate Data Aggregator shows 52 days as the middle outcome. That is not a reason to panic, but it is a reason to price carefully and plan ahead.
If you are buying in either community, know that 7.32% rates (Redfin) are shaping what buyers can afford. That affects the offers you will see and the ones you can make.
- Oak Ridge: 33 days, 46.2% under contract in two weeks, $700,000 median.
- Summerfield: 52 days, 30.7% under contract in two weeks, $599,500 median.
- Same area, different pace.
- Your plan should fit the street you are actually on.
One more thing worth knowing. These numbers cover whole ZIP codes. One street in Summerfield or Oak Ridge can read very differently from the ZIP code average. A cul-de-sac near a good school or a busy road near a main street will not match the median. If you want to know what your specific address looks like, that is where a conversation helps.
