One part of Lexington is looser, and one part is still tight
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That number matters. But in Lexington, your ZIP code tells a different story than that national figure.
The Real Estate Data Aggregator counted 384 homes for sale across Lexington in the three months ending July 31, 2026. That is up 17.8% from the same months of 2025. More choices for buyers sounds simple. It is not, because the two ZIP codes are moving in opposite directions.
ZIP 27292: more room to breathe, more homes to compete with
The Real Estate Data Aggregator counted 210 homes for sale in ZIP 27292 in the three months ending July 31, 2026. That is up 52.2% from a year before. Supply rose to 4.5 months, up 1.7 months from 2025. Sellers here are facing more competition.
Still, not everything softened. The Real Estate Data Aggregator put the median sale price in 27292 at $290,500, up 5.3% from the same period last year. Homes sold in a median of 47 days, which was actually 5 days shorter than a year before. Prices held up even as inventory grew.
The Real Estate Data Aggregator found that 28.7% of homes in 27292 went under contract within two weeks of listing. That is down 6.2 points from a year before. Fewer homes are snapped up fast. Buyers in 27292 have a little more time to decide.
ZIP 27295: inventory is shrinking, competition is firmer
The Real Estate Data Aggregator counted 174 homes for sale in ZIP 27295 in the three months ending July 31, 2026. That is down 7.4% from a year before. Supply sits at just 2.8 months, down 0.5 months from 2025. Fewer homes, more pressure.
The Real Estate Data Aggregator put the median sale price in 27295 at $346,745, up 8.4% from the same period last year. Homes sold in a median of 46 days. The Real Estate Data Aggregator found that 27.3% of homes in 27295 sold above list price, up 3 points from 2025. That share is nearly double what 27292 saw.
The Real Estate Data Aggregator found that 33.5% of homes in 27295 went under contract within two weeks of listing. That is down 2.1 points from 2025, so it is easing a little. But one in three homes still moves that fast. Buyers here have less room to wait.

What the national picture adds
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported the average contract rate for a 30-year fixed mortgage at 7.30% as of September 30, 2026. Rates at that level slow buyers down everywhere.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Lexington's 27295 beat that, at 8.4%. Lexington's 27292 also beat it, at 5.3%. Both ZIP codes held their ground on price.
What this means for you
If your home is in 27292, you have more neighbors listing at the same time. The Real Estate Data Aggregator counted 209 new listings there in the three months ending July 31, 2026, up 37.5% from 2025. Pricing carefully matters more now.
If your home is in 27295, supply is still lean. The Real Estate Data Aggregator counted only 182 new listings there in the same period, down 10.3% from 2025. Buyers have fewer choices, and that keeps pressure on prices.
Both ZIP codes saw sales hold up. The Real Estate Data Aggregator counted 338 homes sold across Lexington in the three months ending July 31, 2026, up 2.4% from the same period of 2025. Homes are still selling. The pace and the price depend on where you are.
