The biggest thing to know right now: ZIP 27205 is outpacing the rest of the Asheboro area condo and townhome market. The Real Estate Data Aggregator counted 82 homes sold there in the three months ending August 31, 2026. That is up 32.3% from the same months in 2025. For homeowners in that ZIP, demand held up well. For buyers, expect more competition and less time to decide.

The Real Estate Data Aggregator shows the median sale price in ZIP 27205 came in at $297,000. That is up 3.7% from a year before. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. So ZIP 27205 is running a little ahead of the national pace. That is a steady, not dramatic, gain.

Months of supply in ZIP 27205 fell by 1 month from a year ago, landing at 3 months. Less supply with more buyers is what pushed prices up. Pending sales rose 6.2% year over year, according to the Real Estate Data Aggregator. Demand is real and active.

Not every sign is perfect. The Real Estate Data Aggregator shows that nearly 1 in 5 homes in ZIP 27205 sold above list price, but that share dropped 10 points from a year before. Homes are still selling close to list, at 97.6% on average, but the bidding-war energy has cooled some.

ZIP 27263 had the biggest price jump of the three areas. The Real Estate Data Aggregator put the median sale price at $255,000, up 10.4% from a year before. That is a real gain. But homes sold held flat, and inventory rose 27.3%. More choices for buyers means sellers need to price carefully.

The Real Estate Data Aggregator counted 47.2% of homes in ZIP 27263 going under contract within two weeks of listing. That share fell 4.7 points from a year ago. Still, nearly half of homes are moving fast. If your price is right, buyers are there.

ZIP 27203 is the honest part of this story. The Real Estate Data Aggregator shows the median sale price fell 13.4% from a year ago, landing at $216,495. Homes are sitting on the market a median of 57 days, 9 days longer than last year. Inventory jumped 36.6%. That is more supply and softer demand.

There is a bright spot. Pending sales in ZIP 27203 rose 26.2% from a year ago, per the Real Estate Data Aggregator. Buyers are still signing contracts. Pricing to the current market, not last year's, is what gets a home there to the closing table.

The wider picture

The National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. National inventory climbed to 1.60 million homes. More supply nationally is giving buyers a little more room to breathe.

CNBC reported that Fannie Mae forecasts the 30-year fixed mortgage rate at 7.5% for all of 2027. CNBC also noted that pending home sales were down 8.5% year over year in September. Rates staying high means buyers in the Asheboro area are working with real budget limits.

Across the full Asheboro area, the Real Estate Data Aggregator counted 176 homes sold in the three months ending August 31, 2026. That is up 12.1% from the same months in 2025. New listings across all three ZIPs together came in at 207, down 4.6% from a year before. More buyers, fewer new listings. That is the shape of the market right now.

In short
  1. ZIP 27205 is the strongest part of the Asheboro area condo and townhome market right now: higher prices, more sales, less supply.
  2. ZIP 27263 saw the biggest price gain but flat volume.
  3. ZIP 27203 has softer prices and longer waits, though pending sales there are picking up.
  4. One street can read very differently from the ZIP code around it.
