Part of Lexington is moving faster, even with more homes on the market
Realtor.com reported that 20.8% of listings nationally took a price cut in September. That is the highest share since October 2022. In Lexington, the picture is more specific than that national number suggests.
The split inside Lexington
The Real Estate Data Aggregator counted homes across both ZIP codes for the three months ending August 31, 2026. ZIP 27292 moved faster. ZIP 27295 took a little longer. That three-day difference matters if you are pricing a home right now.
| 27292 | 27295 | |
|---|---|---|
| Median days on market | 52 days | 55 days |
| Median sale price | $295,000 | $348,500 |
| Pending sales change vs. 2025 | +16.6% | -1.1% |
| Homes for sale change vs. 2025 | +31.5% | +9.5% |
| Sale price as share of list | 98.1% | 98.8% |
ZIP 27292: more homes, but buyers are still moving
The Real Estate Data Aggregator counted 153 homes sold in ZIP 27292 in the three months ending August 31, 2026. That is up 0.7% from the same months of 2025. Pending sales rose 16.6%, which means buyers are writing contracts. Homes for sale jumped 31.5%, so there is more competition for sellers. The median sale price reached $295,000, up 6.2% from a year before.
Not every sign points the same way in 27292. The share of homes that went under contract within two weeks fell 10.9 points from a year before. That tells you the quick sales are fewer than they were. Still, 52 days is a real number and pending sales are up.
ZIP 27295: higher prices, a little more time
The Real Estate Data Aggregator counted 183 homes sold in ZIP 27295 in the three months ending August 31, 2026. That is up 5.8% from 2025. The median sale price was $348,500, up 5.6%. Homes spent a median of 55 days on the market, six days longer than the same period in 2025.
One bright spot in 27295: 24% of homes sold above list price, up 3.2 points from 2025. The Real Estate Data Aggregator shows sellers averaged 98.8% of their list price. That is strong, even if it slipped 0.1 points from last year.
Lexington overall: more listings, more sales
Across both ZIP codes together, the Real Estate Data Aggregator counted 336 homes sold in the three months ending August 31, 2026. That is up 3.4% from 2025. New listings rose 21.8%, reaching 396. Homes for sale climbed 19.4% to 388. Pending sales across Lexington rose 7.3%.
What the national picture adds
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That affects buyers everywhere, including Lexington. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Lexington's price gains of 5.6% in 27295 and 6.2% in 27292 both sit above that national pace.
Nationally, Realtor.com says price cuts hit 20.8% of listings. That number is worth watching here. In Lexington, sellers are still getting close to their list price. But more homes on the market means pricing carefully matters more than it did a year ago.

- ZIP 27295 has higher prices and strong sale-to-list ratios, but homes are taking 55 days and inventory grew too.
- Both sides of Lexington are selling.
- The difference is in the details of your street.
