Pleasant Garden prices rose even as buyers pushed back on terms
The one fact that changes what you should do as a Pleasant Garden homeowner: prices rose, but buyers are getting pickier about terms. That means your list price still has to be right.
The Real Estate Data Aggregator counted 19 homes sold in ZIP 27313 in the three months ending August 31, 2026. That is up 90% from the same three months in 2025. More homes sold, and the middle price rose 17.7%. Pleasant Garden moved faster than the national picture.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Pleasant Garden's 17.7% gain, counted by the Real Estate Data Aggregator, is a very different story.
Buyers are still buying, but they are not giving up as much
The Real Estate Data Aggregator shows the average sale price in Pleasant Garden came in at 99.2% of list price. That is down 0.7 points from a year ago. Homes still sold close to asking, but buyers trimmed a little more off the top.
Only 15.8% of Pleasant Garden homes sold above list price in those three months, according to the Real Estate Data Aggregator. That is down 14.2 points from the year before. Not every home got a bidding war.
Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Pleasant Garden held its price, but the national pressure is real.
Homes that are priced right are going fast
The Real Estate Data Aggregator found that 46.7% of Pleasant Garden homes went under contract within two weeks of listing. That share is up 9.9 points from a year ago. Price it well, and buyers move quickly.
Median days on market sat at 29 days, per the Real Estate Data Aggregator. That is 4 days shorter than the same period in 2025. The market is not slow.
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers. It helps explain why pending sales in Pleasant Garden, counted by the Real Estate Data Aggregator, fell 21.1% from a year ago, even as closed sales rose.
Supply is tight, and new listings are coming in
