Stokesdale has more sales, but fewer homes for sale

The biggest thing to know right now: Stokesdale inventory fell 13.8% while sales rose 22.7%. That means fewer homes are sitting on the market, and more are moving. The Real Estate Data Aggregator counted 56 homes for sale in ZIP 27357 during the three months ending August 31, 2026. A year earlier, there were more. At the same time, 81 homes sold, up from the year before.

Nationally, the picture looks different. Realtor.com reported that active listings across the U.S. grew 5.5% year over year, topping 1.16 million homes. Stokesdale went the other way. Inventory here shrank while it grew almost everywhere else. That gap is worth knowing before you set a price or plan a search.

Homes are selling faster in Stokesdale

The Real Estate Data Aggregator shows the median days on market in ZIP 27357 was 52 days, 12 days shorter than the same period a year ago. That is a real shift. Nearly 4 in 10 homes, 39.3% to be exact, went under contract within two weeks of listing. That share rose 6.9 points from a year before.

The Real Estate Data Aggregator also shows months of supply at 2.1 in Stokesdale, down 0.9 months from a year ago. Less supply and faster sales often go together. Not every home sold quickly, but the trend is clear.

Prices are up a little, and most homes sold close to asking

The Real Estate Data Aggregator puts the median sale price in ZIP 27357 at $400,500, up 1.3% from the same three months in 2025. That is a modest gain, not a leap. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, so Stokesdale's gain is a bit below the national pace.

The average sale price as a share of list price was 98.8%, down 1.5 points from a year ago, according to the Real Estate Data Aggregator. Most sellers got very close to their asking price. Only 11.1% of homes sold above list, down 1 point from a year earlier. A small dip, but honest to note.

Rates are higher, and that shapes every decision

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Realtor.com noted that mortgage rates topped 7% for the first time since January 2025. Higher rates affect what buyers can afford. That is part of why pricing carefully in Stokesdale matters more than ever.

Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest since October 2022. That is a national figure, not a Stokesdale one. But it is a reminder that overpricing can cost you time, even in a market where homes are moving.

New listings are up, pending sales are down

The Real Estate Data Aggregator counted 61 new listings in ZIP 27357 during the three months ending August 31, 2026, up 7% from a year ago. More sellers are coming to market. At the same time, pending sales fell 14.1% to 61. That combination is worth watching. More competition from other sellers, with fewer deals in the pipeline.
