The biggest thing to know right now: Stokesdale is moving faster. The Real Estate Data Aggregator counted 39.3% of homes going under contract within two weeks of listing, for the three months ending August 31, 2026. That share rose 6.9 points from the same months of 2025. Priced right, your home does not sit.

That speed happened while rates were climbing. Realtor.com reported mortgage rates topped 7% for the first time since January 2025. Redfin reported the weekly average hit 7.4% on October 8, a three-year high. Stokesdale buyers kept moving anyway.

The Real Estate Data Aggregator counted 81 homes sold in Stokesdale, up 22.7% from a year before. That is a real jump. At the same time, only 56 homes were for sale, down 13.8%. Fewer choices and more buyers is what pushes the fast contracts.

Median days on market came in at 52 days, which is 12 days shorter than the same period in 2025. That is a meaningful shift for Stokesdale sellers. Not every home sold fast, but the middle of the market clearly picked up pace.

Prices: steady, not soaring

The Real Estate Data Aggregator put the median sale price in ZIP 27357 at $400,500 for the three months ending August 31, 2026. That is up 1.3% from the same months of 2025. Prices grew, just not by a lot. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Stokesdale's 1.3% gain is more modest than that national figure.

Stokesdale's median sale price rose 1.3% year over year. The Federal Housing Finance Agency put the U.S. gain at 2.6% for the same stretch.

Redfin reported the median U.S. home-sale price rose just 0.5% year over year, the slowest growth since March. Realtor.com noted the national median asking price actually fell 0.3% year over year, the first decline since March. Stokesdale's 1.3% gain looks solid against those national signals.

Sellers are getting close to list price

The Real Estate Data Aggregator found the average sale price came in at 98.8% of list price. That slipped 1.5 points from a year before. So sellers are still landing very close to their asking price, though not quite as close as in 2025.

About 11.1% of Stokesdale homes sold above list price, according to the Real Estate Data Aggregator. That share dipped 1 point from 2025. Most homes are selling at or just under list, not over it.

New listings are up, but supply is still lean

The Real Estate Data Aggregator counted 61 new listings in Stokesdale for the three months ending August 31, 2026. That is up 7% from a year before. More sellers are listing, which is good news for buyers. But with only 2.1 months of supply, down 0.9 months from 2025, choices are still limited.

Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Stokesdale's inventory is moving in the same direction, just from a much smaller base.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is a national signal worth watching. In Stokesdale, the sale-to-list ratio of 98.8% suggests most sellers are pricing close to where the market lands.

Rates are high, and they may stay there

Realtor.com reported rates topped 7% for the first time since January 2025. Redfin put the weekly average at 7.4% on October 8. CNBC reported Fannie Mae forecasts the 30-year fixed rate at 7.5% for all of 2027. That is the environment Stokesdale buyers and sellers are working in right now.

Even so, the Real Estate Data Aggregator shows Stokesdale's pace picked up. Homes sold faster, more of them sold, and the share going under contract in two weeks rose 6.9 points. Rates matter, but pricing and timing matter too.

In short
  1. For the three months ending August 31, 2026, Stokesdale's ZIP 27357 sold 81 homes, with a median price of $400,500 and a median of 52 days on market.

  3. Supply is lean at 2.1 months.

One thing to keep in mind: these numbers cover all of ZIP 27357. One street in Stokesdale can read very differently from the ZIP as a whole. A home's condition, price point and exact location all shape how fast it moves and what it sells for.
