Stoneville buyers have more room to negotiate this fall
The one fact that changes things most: the Real Estate Data Aggregator counted zero Stoneville homes selling above list price in the three months ending August 31, 2026. Not one. That means buyers have real room to negotiate, and sellers need to price carefully from day one.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Stoneville fits that picture. The Real Estate Data Aggregator shows homes here sold at 96.7% of list price on average. That 3.3-point gap is real money on a $257,000 home.
Supply is up, and homes are taking time
The Real Estate Data Aggregator counted 36 Stoneville homes for sale and only 12 sold in that same period. That works out to 9.2 months of supply. More homes than buyers means buyers can take their time and ask for more.
The typical Stoneville home took 40 days to find a buyer, according to the Real Estate Data Aggregator. Not every home sat that long. The Real Estate Data Aggregator also found that 23.5% of homes went under contract within two weeks of listing. Price it right and it can still move quickly.
Rates are adding pressure for everyone
Mortgage rates surged above 7% for the first time since January 2025, according to Realtor.com. Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates shrink what buyers can afford. That puts more pressure on list prices.
CNBC also reported that pending home sales were down 8.5% year over year in September, citing Zillow. Fewer buyers in the pool is one reason Stoneville homes are taking longer to sell.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Month to month, they rose 0.3% in July, seasonally adjusted. Prices are still moving up nationally, just slowly.
What this means if you are selling in Stoneville
With 9.2 months of supply and a 96.7% sale-to-list ratio, overpricing a home right now costs you time. The Real Estate Data Aggregator shows 24 new listings came to Stoneville in that three-month window. More competition, fewer buyers.
The homes that did sell quickly, the 23.5% that went under contract within two weeks, almost certainly priced with the market in mind. That is the lesson.
