The one fact that changes what you should do: Oak Ridge homes sat on the market a median of 33 days, while Summerfield homes took 52 days. That is a 19-day gap between two neighboring ZIP codes. Which side you are on shapes your whole pricing plan.

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted all of them from actual closings in Summerfield and Oak Ridge.

Sales rose across both neighborhoods

The Real Estate Data Aggregator counted 113 homes sold across Summerfield and Oak Ridge combined, up 11.9% from the same months in 2025. Demand is still showing up. It is just moving at different speeds by neighborhood.

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. That is a real headwind. Yet buyers here kept closing.

In Summerfield, 30.7% did, down 7.9 points from the year before. Nearly half of Oak Ridge listings found a buyer quickly. Summerfield was slower, and slowing further.

In Oak Ridge, sellers averaged 98.8% of list price, down just 0.2 points. About 17.7% of Oak Ridge homes sold above list, down 7.3 points. Still lower than last year, but holding better than Summerfield.

Realtor.com reported that 20.8% of listings nationally had their price reduced in September, the highest share since October 2022. That national pressure is real. Summerfield's above-list numbers show it is landing here too.

What national rates mean for buyers here

Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. CNBC reported that a monthly payment on a median-priced home took about 33% of a median family's income in 2025. That was 26% in 2022. Buyers are stretching further. That is part of why some homes sit longer.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Summerfield at up 1.3% and Oak Ridge at up 4.2% fit inside that national range, with Oak Ridge running ahead of the U.S. average.
