Prices are up, but the days of easy bidding wars are quieter

In Summerfield (27358), the median sale price reached $599,500, up 1.3% from a year ago, per the Real Estate Data Aggregator. Prices moved up, which is good. But only 9.7% of homes sold above list price, down 22.4 points from 2025. That is a big shift. Sellers can still get close to their price: the average sale came in at 98.1% of list. Just do not count on a bidding war.

In Oak Ridge (27310), the median sale price hit $700,000, up 4.2%, according to the Real Estate Data Aggregator. About 17.7% of Oak Ridge homes sold above list, down 7.3 points from 2025.
